40 Acre Ranch 30min Studio Zone Woods Stream Cottage
Amazing 40 acre shooting ranch very close to town- a rare find! Was burned 2yrs ago during fires but lots left. One cottage with great interiors, many outdoor locations, stream mountains, woodlands, horse corals, bridges, interior roads, the grass and woodlands have grown back for picturesque areas. Some burned out "spooky" cottages & burned out "abandoned" vehicles for different gritty look. Great shooting location, it is within the studio zone (25 mins from Hollywoood and Downtown). No street lamps, no restrictions late night/overnight shooting. Very little overhead traffic and one very quiet road, private ranch surrounded by National Forest 6 minutes to freeways 210/5 Interior private roads you can use for driving shots. Doubled as Malibu (sand flat area against hills), cottage in the woods, big bear, mid west. Stream picnic areas, easy accesible. Or great for thriller. Electric on ranch. Parking enough for honey wagons/100 cars. Secure 2 gates. Cottage can be used for makeup/wardrobe/office or as location, 2 bed house, or Trailers can shoot or use makeup. We are used to working with film crews and people love working at our ranch. It is great for sound (v quiet) and well set up for movies. Lots of quaint little places for print too. Fine to have horses and we can provide. This is a movie ranch will also do ranch style weddings and parties up to 600 people.
Large DTLA Industrial Loft
This is a beautiful 2,800 sq ft space with high ceilings. It has big industrial windows to let in lots of natural light. The space is located on the top floor (7th floor), so out of each window is a gorgeous view of DTLA. There is an elevator with the option of stairs. As well as a freight elevator. The office has an incredible geometric mural that is amazing for shooting, wardrobe, or make up. There is a kitchen with refrigerator, coffeemaker, toaster oven, microwave, water cooler, etc. There are two bathrooms located directly across the hall. It is fully equipped with two AC's and a ceiling fan. There are black velvet drapes, which can be pulled to the side, cover all the windows or be completely removed with the railing. The furniture and props can be moved around.

Iconic NY Style 80's Loft Warehouse
We are one of the few true daylight studios in Los Angeles.
200 per hour with a 2 hour minimum.
1500 for a 10 hour day. All In.

Please make sure to contact FILMLA to inquire about any necessary permits your production may require. Commercial Film or Photo Shoots require a permit. Non commercial personal shoots, classes, script readings, or workshops do not require a permit but does require insurance. Permits are also necessary if you are planning on shooting any exteriors/rooftop/alley or backlot.
Since we have multiple stages please make sure that if you are rolling sound to book at least a week ahead of time to make sure we can coordinate with with any music videos that may be also trying to book on the same day inside the building. We always want to make sure you have no interruptions or sound issues when booking here.
We have two entrances, both require on flight of steps. PLEASE inform all your crew about this on your call sheet. We hate explaining we have no elevator to productions when they arrive. It is your responsibility to let everyone in the production know this as it is a very important piece of information that everyone should be aware of especially if you have large art department or grip that needs to load in.
Please make sure to have any and all necessary insurance for you production. Insurance Cert will be made out to H.Q. Avalon Studios. We must receive a copy of insurance cert before production begins.
Our regular hours are 6am to Midnight. Any production that exceeds 12AM will bump up to 300 an hour per hour after midnight.
Rooftop have a 20 person plus 350 pounds of gear maximum. It is a 1950's building we are in so the rooftop is made of WOOD not Concrete so for the safety of the crew please make sure to note this ahead of time before booking. Running, Jumping, Stunts prohibited.
8 cars and one truck guaranteed in the lot. Plenty of on street parking surrounding the building. Let all production be aware of this.
There is a a large lot next to us that can be rented if needed for large trucks and rv's. Inquire for pricing.

Exotic Tropical House & Garden Hollywood Hills
This location is a 1920's house with a lush tropical garden tucked away in the Hollywood Hills. The unique property is decorated in an mix of ethnic and European antiques.
Film use includes the areas as pictured: The enclosed porch, the living room, the bedroom, the kitchen, and the bathroom, garden and BBQ. I have just added the pink room. It is my jewelry-making studio. I tend to hang out here during a shoot to be out of the way, but still available should you need anything. Still, should you wish to use it to get a shot, just ask me to move while you do your work and I will be happy to accommodate you.
In addition, there is a small guest apartment on the property (not shown here) which can be rented for an additional flat fee of $250 per day when available.

Boxing Gym - Fitness and Weightlifting Facility
This space is perfect for video and photo shoots. With 3500 sq ft of space a super high ceilings it allows the customer to become very creative. There is a huge car park and plenty of room to work. The venue has a great boxing set up and gym area.Our price is very competitive and the rates can be negotiated once it goes into the 2nd day.
Frank Sinatra/Roger Miller/Clint Walker Mansion
Welcome to the Penfield mansion.
Once the home of Frank Sinatra, Clint Walker and Roger Miller in the 1970s who raised his whole family here, this house is amazing with exceptional history that can be felt in every room! The hit song, King Of The Road was actually written by Roger Miller at the bar! We strive to provide a comfortable, safe and professional environment. The property sits on the top of a hill, all by itself on over an acre of land with 360-degree views of the whole city and is completely gated and secure. You have total privacy from all angles. There are no neighbors able to see the land or the house. Take a tour and see for yourself! High speed internet and cable TV included free of charge. The house also has a built in 10 speaker JBL sound system for radio, CDs, Ipod, MP3 players etc. Parking for 15 cars on premises.

I just completed a brand new driveway, expanded in width to accommodate 2 way traffic all the way up and down the hill, beautiful paver stones in the beginning of the driveway. Tons of additional outdoor lighting, landscaping and design. I expanded the main grass area in the backyard to 5000sqft and replaced the real grass with fake grass as well as built a lookout point for wedding photography. Totally flat and beautiful. The neighborhood is very nice and quiet. The house is at the very end of a culdesac, children can ride bikes in the street, its very safe. There are tons of fabulous restaurants in the area including Roys, Flemings, Ruth Chris, Benihana etc. all within 5 minutes.
I also offer my guesthouse for rent, which is a separate structure located in the front of the property for an additional $150, or I price match the Woodland Hills Hilton hotel if it happens to be cheaper on any given night. It's 650sqft, freshly painted, has a Cal King and a temperpedic queen bed, 50in HD TV, private kitchen and bath, dishwasher, AC, bbq and private deck/patio. If you don't decide to rent it, it will just be vacant during your stay. I do not rent the guesthouse separately, it is only offered to whatever guest is renting the main house.

Do I charge extra for pool/jacuzzi heat?
-jacuzzi always heats for free, pool heat is $100/day, sometimes $75 depending on the time of year. In the summer, its always warm.
Do I allow parties/events?
-Yes. Keep reading for details. Fri/sat nights must be booked together. Sun-Thurs can be booked one day at a time.
Do I charge more for parties over 20 people?
-Yes. Pricing depends on how many guests, the age group of the guests, the type of event, will alcohol be sold or given away, special setup needs, entertainment, how many nights the house will be booked, how many guests sleeping at the house etc.
What other charges may I expect?
-Trash removal fee.
Cancellation Policy- My cancellation policy on vacation rentals/film shoots is "90 days before check in. For events, weddings, large parties etc, my cancellation policy is 1 year from the check in date due to the complexities of wedding and big event planning. I don't mind switching a date for free on weddings and events, depending on the circumstances, unless the date is within 3 months and I am unable to rebook it. Thank you
