Abstract artist studio live/work DTLA roof access
Authentic work/live artist studio in colorful Fashion/Flower district in DTLA. This double unit on the 2nd floor measures 1780 sq. ft and is a converted warehouse space in the Wayside Press building, constructed in 1924. It’s the real deal with an old school industrial vibe and lots of original details, including weathered window frames, suspended piping and poured concrete pillars.
Ceilings are high, measuring 11.33 feet and the environment is relatively quiet. Interior decor is modest and mainly positioned around the perimeter of the studio, leaving wide open spaces for appealing depth perspective and a grandiose feel.
The work area of the studio has 3 industrial shelving racks and a movable drafting table, both for organizing materials and displaying artwork. The paint splattered wood panels on the floor of the work area are movable or can remain for an artistic touch. The walls of the entire studio are adorned with dozens of original abstract paintings on canvas, giving the space a gallery impression with a consistent artistic style.
Furnishings are a stylish collection of pieces from the past including a genuine mid-century modern dining table and chairs, antique multi-tier nightstands and a tough 5 piece metal tanker set - all in excellent condition. Mini kitchen has a stainless steel sink, table and floating shelf, along with a one-of-kind iron work table.
Two fully windowed walls deliver plenty of natural sunlight, especially in the morning. For additional light, 6 banks of overhead fluorescents (24 total lights) flood the space or additional lamps provide pooled lighting, including 5 bamboo paper lamps. Blackout curtains are available for most of the exterior windows.
Parking lot is uncovered and on the lower level roof. One parking spot comes included, with additional spots available if necessary.
Studio rental also includes access to the huge 4th story roof, complete with tables, chairs and succulent garden, providing unobstructed views of LA and amazing downtown backdrops.

Our non-gated community is nestled in the north quadrant of the city of Orange. We've recently remodeled our 2 bedroom, 1.5 bath home during this season creating a light, fresh and bright ambiance highlighting new recessed lighting, light fixtures, light wood flooring, neutral colors throughout and new window treatments to allow more natural light into our residence. Our space is versatile with access to living room, dining room, kitchen, 2 bedrooms, and office set up, bathroom shots, and our personal patio space/pergola outdoor lounge area. Ideally it would serve a small gathering of people, though we have hosted up to 15 guests. The patio area could be used for filming, setup, equipment and more. We used our space for musicals, small commercials, photography, small events/gatherings, co-working space, corporate/casual meetings or film scenes and more. There is also access to a spacious green space outside our front door, a nearby community pool and an exterior lounge area surrounded by a scenic walking paths throughout the complex. Just around the corner is the Santa Ana River Trail which would be great for some running/walking scenes with the mountains in the back ground. In the wake of COVID-19, we have focused on creating safe work environments for our clients and our team. In doing so, we’ve ensured that all spaces we offer are well ventilated and we have adjusted our procedures to follow both CDC and local government regulations. We now require everyone to wear a mask and gloves when on-site along with many other safety policies and guidelines. We can offer video tours to minimize the need for scouting locations in person and we are also providing additional sanitation measures before and after every reservation including a 24-hour window between bookings in order to guarantee best health and safety practices. In addition to our in-house cleaning team, we’ve partnered with three professional cleaning and sanitization companies (NextCleaners, Cleaning Studio, and Lazy Susan’s Cleaning Service) to offer you a discounted rate for their services if you prefer a third-party specialized deep clean before, during, and/or after your reservation.
COI is mandatory for all productions, offsite meetings and events. We can help you sort this out using our trusted COI supplier which is very affordable.

Most of the street parking on this area is free, not the avenues only the streets. On 50th street, right in the corner of the building, there's an area dedicated to commercial vehicles where you can park for free (if you have a commercial vehicle). If you find a spot on that corner of 50th street then you will have easy access to the building's ramp. As a plan B, there are three parking garages near by (not free), one is literally under the building, the entrance is located on 51st street. The second one is on 52nd street next to the Skyline Hotel, and the third one (the cheapest one, perfect for bigger cars), is located on 50th street near between 9th and 8th Ave.

Inside of the studio space you'll have access to a full size refrigerator with freezer, a microwave, and countertops.
The spacious bathroom is wheel chair accessible and includes a full size mirror and wall hooks for wardrobe changes.

CHARCOAL BBQ & FOOD PREP/SERVING AREA
Whether you want to use the bbq on site or have catering use their own equipment, there is an area devoted to preparing and serving food. Use of the BBQ is a $15 ADD-ON.
Create a cozy ambiance for your shoot. Use of the fire pit is a $50 ADD-ON.
All music is played through the on-site sound system. No other speakers allowed.
SALT WATER POOL & HOT TUB
At 32’ long and 14' wide and 5' deep, the pool is a beautiful addition to your shoot. It features a 7'x7' baja shelf a depth and the attached hot tub provides bench seating for up to 10-12 people comfortably inside with more seated along the outer perimeter. *** Heating the pool is $200 ADD-ON. Hot tub is $75 ADD-ON.
There are multiple areas for your guests to sit and relax. Additional folding chairs and 6ft tables are available as an ADD-ON.
COLORED LED LIGHTING
The entire backyard is lit with colored LED lights that you can request to be a specific color. Swimming pool has 5 color options.
MAIN HOME INTERIOR
Inside the home, there is a living room, dining room, kitchen, master bedroom, guest room, and bathroom included in your rental. The indoor bathroom is for filming only.
High Speed Wifi is available throughout the property.
The square driveway out front can accommodate 4 vehicles or 2 cube trucks. Lots of free parking in the surrounding blocks. A parking lot is conveniently located directly across the street that your crew can rent out.

This striking apartment is part of a 16-unit complex designed between 1926 and 1939 by R.M. Schindler, one of the forefathers of Modern architecture, on a street-to-street downward sloping lot in the Silver Lake neighborhood of Los Angeles. Schindler’s client for the project was his friend Herman Sachs, a Romanian-born muralist and decorator known for his work on the Bullocks Wilshire Building, Union Station, and City Hall.
Synonymous with old Hollywood glamour, the apartment at this Los Angeles Historic-Cultural Monument feels like being in a bygone era. It’s an inspiring space, with improbably high ceilings and a huge window showcasing the unobstructed views overlooking Los Feliz, the iconic Hollywood sign, and the Griffith Observatory. The space employs extensive use of glass, plaster, and wood – characteristics of the Modernist style with which Schindler is usually associated – in addition to a distinctive art deco flair. Sachs was known for using his studio loft workspace as a gathering space, often hosting dinners and concerts for his coterie of bohemian friends.
During a painstaking three year restoration, the original cabinetry, finishes, and Schindler-designed furniture were carefully researched and, wherever possible, restored or re-created. The first floor space has an airy, open concept living/dining room and full kitchen, in addition to a half bath and large closet/storage space (in addition to a Origin Acoustics 7.1 surround-sound speaker system with six recessed speakers and subwoofer, Paradigm soundbar, high-end projector, and hanging art installation system. Use of these features may be possible, depending on the intended usage). The second floor space has a sleeping space with daybed, full bathroom, and entryway/office that is ideal for hair and makeup. Schindler was a genius at window placement - natural light streams throughout every nook and cranny of the apartment. The Platform Home designed furniture (tables, stacking chairs, couch, hexagon seater, stools, daybed, etc.) has been selected for easy breakdown or reconfiguration, making the apartment an ideal setting for a multitude of shoots and events.
