The property is a classic South LA 1950 suburban lot with stucco box but halfway under construction and some neglect but interior has unique rustic charm. Lot consists of patchy grass front lawn with neglected care and brick pathway from sidewalk. Rear yard area is primarily concrete with some dirt planter areas that have weeds, various palms, staged building materials, and backs up to an alley. Standard vertical cedar fences along both sides of property with one side much newer and better condition. Exterior of house is heavily textured yellow stucco, gray asphalt shingle roof, maroon fascia and trim, and a mix of painted wood double hung windows or old aluminum sliders with painted security bars. Both exterior doors have security gates. Floor level is about 24” above grade. Rear of house has an attached pre-fab style “Florida Room” from the 70’s with screened panels all the way around and carpet on grade level. Exterior of detached garage matches house finishes with an old out of use slab door facing the alley and new roll up metal door on inside of property. Garage has attached carport constructed of framing lumber, plywood, and asphalt roof. Interior of home has narrow profile oak floors in living room, hall, and both bedrooms. Kitchen and pantry floor is wood subfloor with Ramboard on top and bathroom floor is dated tan tile with red accents. Walls in living room, kitchen, pantry, and hall are exposed framing with visible electrical and plumbing and backside of stucco paper visible on exterior walls. Walls in bedrooms and bathroom are original plaster with dated paint finishes. “Ceilings” in living room, kitchen, pantry, and hall is open framing with view to underside of roof framing. Ceilings in bedrooms and bathroom are plaster with dated paint. Kitchen has a makeshift wood counter and open cabinet boxes with freestanding oven. Both bedrooms have built in wardrobe closets and there are 2 coat closets in hallway. Existing furniture can be easily cleared. Would be ideal for photo/tv/film/music video productions. Electrical panel can't handle large loads so some productions may require generator power.
