A fully furnished modern vintage artist loft boutique studio featuring natural light from south-facing factory windows. The lush space includes 14ft ceilings, brick walls, wainscotting, an open loft kitchen with fridge and stove, full bathroom, dining room, and bright living room decorated with unique high end furniture, Moroccan rugs, mini library, and lots of harmonious neutral tones and textures from velvet, to marble, original art, books, white brick walls and exposed pipes, pottery, fur detail, tall curtains, wood, vintage pieces and gold accents. Nespresso machine/pods are also included.
*Full Day rate is for 8hrs. 8+ hours are subject to a higher rate.
*Furniture changes every couple months, follow sol.atelier.toronto for sneak peeks and announcements.

Furniture aside, you can utilize the white walls as a backdrop for a more simple set up. Furniture is destined to change position based on time of month as the space is transformative. Please inquire if you have any furniture layout requests, otherwise, you can expect a living room and dining room with the furniture featured, just perhaps in a different set up than featured.
*WARNING* I mean, consider this your warning, the space runs HOT. It's a century-old factory building, it's heated by radiator which is controlled by landlord and on blast ALL day during cool months, also the unit faces the sun with no circulation in the summer, so it gets hot and I do my best but it's part of the buildings charm.
*Winter Months* It's hot.
Unit is heated by radiator pipes and they are HOT!!! Please be careful and don't touch, lean things against, the pipes! If things get too hot, you can use the fans or open window, unfortunately there's no thermostat.
*Summer Months* It's hotter.
Because it is an old building and it faces south, it gets very hot from about noon - 3pm. The window opens, there is a small working window AC, and a dyson cool fan, but it's still quite hot despite. Just something to be aware of. Other times of the day it is still warm, but less so as sun is not directly shining in and there's less green house effect.

LIGHTING:
Does not include any lighting gear. Lighting is best from shortly after sunrise to a couple hours before sunset. In winter months I only shoot before 3pm for natural light. South facing windows will get direct light at floor level during the day. You can expect rainy days to be dim lighting in the unit as the only light for the studio is via the one window, so if it's dim outside, it's dim inside, please plan accordingly if you require your own lighting to accommodate for the weather condition.
My personal fav lens for this space (as a natural light photographer) is a 35mm 1.4, and a 25-70mm. 50mm would work strictly for portrait. Space is 13ft wide and 45 ft deep.

Building Rules:
*NO PARKING in the parking lot. You will get towed, it's for residents only. Parking is available on the street (paid parking) only.
*Absolutely NO PHOTOGRAPHY, NOISE, LOITERING, STORING THINGS, PUTTING UP SIGNS in the hallways. The rental of space is for this studio only. Do not disrupt the residential neighbours who live/work there during all hours, they get VERY irritated.
Studio Rules:
*NO PETS
*NO GLITTER
*NO Alcohol-unless asked for with permission
*NO outdoor footwear is to be worn past the entrance for hygiene of the studio and to protect the floor and the antique rugs. Treat it like your home please.
*DO NOT DRAG FURNITURE. Pushing/dragging furniture across the floor ruins the floor AND the furniture. Grab a friend and lift the furniture if you want to move it, or else don't move it please. Don't ever store things outside unit.
*Enjoy the SONOS system, but don't abuse it - keep noise to a fair level to respect the neighbours.
*Your booking begins the time you book for, no earlier, and ends the time it's booked, no later. If you require extra time to move things, load/unload, then please book appropriately. You will be charged extra for every 10 min after your booking.
*Cleaning and maintenance fee is for regular cleaning and maintenance, NOT for cleaning up messes. Please respect the space and put garbage in the garbage can, and put furniture back where you found it before you leave and wash any dishes you've used. Strict no glitter policy. If you leave a mess, or if props or furniture are left NOT where you found them/disheveled- you will be charged an automatic additional fee of a minimum $50 for cleaning and/or reorganization. Non-negotiable folks. This amount will be higher depending on the size of mess/reoganizing required.
*Return all furniture and props back to where you found them before leaving.
*Damage policy is if you break, stain, rip, any form of damage to property, you will be charged for repair or full replacement of the damage as inspected by the owner.
*Bathtub/shower is strictly off limits and inaccessible for use in any way as it's my personal storage. If you touch or remove things a $100 damage deposit will be charged.
*The whole studio is monitored by video camera as a security measure and will be used to confirm any damage/theft/leaving studio late.
