The sun filled and open space is conveniently located at Eglinton & Laird. This accessibly priced studio features 450 square feet of working space, 12' high ceilings, and large 7' x 9' SOUTH facing window with black out curtains installed. Within the 650 square feet of air conditioned space the studio includes a washroom and kitchenette with bar fridge, microwave, utensils as well as a kettle, and coffeemaker. No High intensity/loud music video productions or use.

No smoking of any kind.

No alcohol without prior agreement.

Absolutely no photography, filming, noise, loitering, in the shared communal space of the building (hallways, stairs).

Nails may NOT be driven into walls. To hang artwork please use re-moveable Velcro strips or cable from the rafters.

No use of GLITTER, fake snowflakes, confetti, or any other similar material. FAILURE TO DO SO WILL FORFEIT YOUR DEPOSIT.

We do not permit the studio to be used for any pornographic content.

Only paper tape (no duct tape, packing tape, gaffer tape or similar) is allowed on the walls or floor.

All tape must be completely removed at the end of your session.

ANY damage caused by removal or leaving any remnants of tape behind will be charged a cleaning fee of $100.

If you leave a mess, you will be charged $100 cleaning fee claimed against your security deposit.

If you make marks on the walls such as footprints, you will be charged a $100 cleaning fee claimed against your deposit.

The host was super kind and keeps his space very clean and ready for use. It was thoroughly cleaned and well kept and there was additional equipment which really helped. Would come again. The only downfall is the inconvenience of the stairs when you’re bringing in a lot of equipment. It’s not the easiest to work with.
