This accessibly priced studio features 450 square feet of working space, 12' high ceilings, and large 7' x 9' south facing window with black out curtains installed. Within the 650 square feet of air conditioned space the studio includes a washroom and kitchenette with bar fridge, microwave, kitchen utensils as well as a kettle, and coffeemaker. Open: 8am-9pm.

Video: The studio is not sound proof. Recording sound is not ideal as there is potential for interior and exterior noises. There is an industrial yard directly outside that from time to time do noisy activities. Many clients, however, have rented the space to record sound with no issue. Should you require a studio with good, reliable sound recording quality this is not the space for you.
ACCESS: The studio is located on the second floor with stair access only.
LOCATION: The studio is located in TORONTO not Richmond Hill where there is another Industrial Street. In Google Maps the location is consider to be in Toronto's East York neighbourhood, but locally it is know as Leaside.

Continuous Lighting Packages.
The continuous lighting package are lights that use CFL bulbs, non-flash. Turn them on and you are good to go. No experience needed.
Softbox Specifications: each softbox is 20”x30” in size and has four 150W (equivalent to incandescent bulb) daylight balanced blubs for a total output of 600W.
Two softboxes: $30/day, 4 hrs $20.
Four softboxes: $50/day. 4 hrs $30.
Six softboxes: $60/day. 4 hrs $40.

-No smoking of any kind is allowed in the studio.
-No cooking allowed (any catering and food must be delivered already cooked and only the microwave can be used to warm food)
-No glitter or confetti
-No Candle wax dripped on floor or other surfaces
-No nails, screws, staples or penetrating items should be used on our walls
-All activity must be contained within the unit; no activity permitted in the hallways
-Rescheduling your booking is only allowed within 14days prior to your booking date
deposit is to be paid either in Cash or e-transfer at check-in and to be refunded in full at check-out if no damage occurs.
The studio doesn't include parking but these are some options:
1) large grade-level public parking at the corner of Bay and Edward Street (right in front of the old greyhound bus terminal)
2) across the street at the Atrium on Bay (underground parking) the entrance is on Edward Street.
3) across the street at the Canadian Tire (underground parking)
4) There is also street parking on Edward st.
-We are 4 floors up, there is an elevator manually operated by our superintendent Monday to Friday 9am-5pm.
-The elevator operator is available after 5pm and on weekends for an extra cost ($15/hr)
-Face masks are mandatory only inside the elevator.

TERMS AND CONDITIONS
Mixed residential building. The studio is not soundproof. Please keep a reasonable noise level in the studio at all times. No loud music/noises. Please note this space is a home and a little cat lives here. Please keep your shooting to the main studio space if possible.
Alcohol is NOT permitted.
No recreational drugs.
No loitering, loud noises or cameras in the hallways.
No pornographic content.
Parking lot for residents only. Paid parking is available on the street.
No glitter, confetti, sand, or other difficult to clean items permitted.
No pets (EXCEPT of course service animals).
Do not unplug anything including security cameras, internet router, etc.
Please remove shoes at the door upon entering or change to indoor shoes. No outdoor shoes to be worn inside the studio.
We are not responsible for loss or damages to items left in the unit or the building. You are responsible for treating this space with kindness and respect. If not, you will be charged for damages.
Set up and clean up time must take place within the booked time slot.
Clean up trash or other items on-premises before leaving. Please leave all trash in a tied up garbage bag in the kitchen. If the room is left untidy, you will be charged a cleaning fee.

A fully furnished modern vintage artist loft boutique studio featuring natural light from south-facing factory windows. The lush space includes 14ft ceilings, brick walls, wainscotting, an open loft kitchen with fridge and stove, full bathroom, dining room, and bright living room decorated with unique high end furniture, Moroccan rugs, mini library, and lots of harmonious neutral tones and textures from velvet, to marble, original art, books, white brick walls and exposed pipes, pottery, fur detail, tall curtains, wood, vintage pieces and gold accents. Nespresso machine/pods are also included.
*Full Day rate is for 8hrs. 8+ hours are subject to a higher rate.

Furniture aside, you can utilize the white walls as a backdrop for a more simple set up. Furniture is destined to change position based on time of month as the space is transformative. Please inquire if you have any furniture layout requests, otherwise, you can expect a living room and dining room with the furniture featured, just perhaps in a different set up than featured.
*WARNING* I mean, consider this your warning, the space runs HOT. It's a century-old factory building, it's heated by radiator which is controlled by landlord and on blast ALL day during cool months, also the unit faces the sun with no circulation in the summer, so it gets hot and I do my best but it's part of the buildings charm.
*Winter Months* It's hot.
Unit is heated by radiator pipes and they are HOT!!! Please be careful and don't touch, lean things against, the pipes! If things get too hot, you can use the fans or open window, unfortunately there's no thermostat.
*Summer Months* It's hotter.
Because it is an old building and it faces south, it gets very hot from about noon - 3pm. The window opens, there is a small working window AC, and a dyson cool fan, but it's still quite hot despite. Just something to be aware of. Other times of the day it is still warm, but less so as sun is not directly shining in and there's less green house effect.

Does not include any lighting gear. Lighting is best from shortly after sunrise to a couple hours before sunset. In winter months I only shoot before 3pm for natural light. South facing windows will get direct light at floor level during the day. You can expect rainy days to be dim lighting in the unit as the only light for the studio is via the one window, so if it's dim outside, it's dim inside, please plan accordingly if you require your own lighting to accommodate for the weather condition.
My personal fav lens for this space (as a natural light photographer) is a 35mm 1.4, and a 25-70mm. 50mm would work strictly for portrait. Space is 13ft wide and 45 ft deep.
*NO PARKING in the parking lot. You will get towed, it's for residents only. Parking is available on the street (paid parking) only.
*Absolutely NO PHOTOGRAPHY, NOISE, LOITERING, STORING THINGS, PUTTING UP SIGNS in the hallways. The rental of space is for this studio only. Do not disrupt the residential neighbours who live/work there during all hours, they get VERY irritated.
*NO Alcohol-unless asked for with permission
*NO outdoor footwear is to be worn past the entrance for hygiene of the studio and to protect the floor and the antique rugs. Treat it like your home please.
*DO NOT DRAG FURNITURE. Pushing/dragging furniture across the floor ruins the floor AND the furniture. Grab a friend and lift the furniture if you want to move it, or else don't move it please. Don't ever store things outside unit.
*Enjoy the SONOS system, but don't abuse it - keep noise to a fair level to respect the neighbours.
*Your booking begins the time you book for, no earlier, and ends the time it's booked, no later. If you require extra time to move things, load/unload, then please book appropriately. You will be charged extra for every 10 min after your booking.
*Cleaning and maintenance fee is for regular cleaning and maintenance, NOT for cleaning up messes. Please respect the space and put garbage in the garbage can, and put furniture back where you found it before you leave and wash any dishes you've used. Strict no glitter policy. If you leave a mess, or if props or furniture are left NOT where you found them/disheveled- you will be charged an automatic additional fee of a minimum $50 for cleaning and/or reorganization. Non-negotiable folks. This amount will be higher depending on the size of mess/reoganizing required.
*Return all furniture and props back to where you found them before leaving.
*Damage policy is if you break, stain, rip, any form of damage to property, you will be charged for repair or full replacement of the damage as inspected by the owner.
*Bathtub/shower is strictly off limits and inaccessible for use in any way as it's my personal storage. If you touch or remove things a $100 damage deposit will be charged.
*The whole studio is monitored by video camera as a security measure and will be used to confirm any damage/theft/leaving studio late.
Welcome to my fully furnished multi-functional loft studio, right in the heart of downtown Toronto! Featuring gorgeous natural light from large south-facing windows, the space is full of character and includes: 14ft ceilings, painted brick walls, a kitchen with dining table/area, private bathroom, private dressing room and a natural light filled main studio area decorated with uniquely curated vintage designer furniture. The studio's base palette is neutral, with pops of colour that can be removed depending on your vibe.
Highlights are the original wood floors, painted white brick walls, high exposed pipe loft ceilings, and an 11ft. tall curtain wall. Lots of sleek neutral tones and textures from leather to marble, stunning chrome accents, plus original art and coffee table books. Nespresso machine & pods + luxury amenities are included in your booking. We also regularly have florals on display in the studio from our resident florist Mitsu. Please inquire if you would like a custom arrangement for your shoot, extra fee applies.

*FYI* The space runs warm. It's an old factory building and the unit is heated by a radiator - so let this be your warning, the pipes do get hot. Please be careful and don't touch or lean things against them. If things get too hot, open the windows and turn on the fans - unfortunately there's no thermostat, please don't attempt to touch the radiator knob.

This west-facing naturally lit studio space is ideal for photoshoots, film shoots, brand presentations or meetings. This unique space features 20-foot high ceilings and comes equipped with a full-size operating kitchen including oven, full-sized fridge and 8-foot butcherblock countertop island.

Our large shooting area with 13-foot ceilings and clean white walls is the perfect backdrop for your next shoot. Hand-picked flooring reflects light cleanly and evenly. You can keep it simple or use the space as a canvas and get creative.
Outfitted with wainscotting, polished concrete floors, and modern furnishings, The Nook provides a refined backdrop to emulate an upscale living space.
Custom built archways use frosted glass backing to diffuse light, and include load-bearing sills for flexibility in posing. The sunlight shining through the hollow of the archways allows you to backlight your subject with ease. The first arch is 12 feet high and perfect for full-length poses.
The Lounge is a co-working space design to encourage community. The 15-foot custom booth-style couch, cruelty-free blue suede upholstery, and mid-century-modern cafe tables provide a calm and comfortable atmosphere to work and connect.
A rotating assortment of furniture and seating options make it easy to build your set and set the mood.
Large floor-to-ceiling south and west-facing windows allow natural light to stream in and make the room bright and airy throughout the day. These large, unobstructed windows provide ample clean light in all weather conditions. Soft white curtains can be drawn to diffuse the light, and large reflective panels can be rolled into place to manipulate the incoming light. Surfaces are neutral toned to ensure bounced light is clean in colour.

Hair and makeup are an art within themselves, and we’ve worked with top stylists in the city to create a setup that is ideal for artists. With bright lighting, a large mirror, four outlets, a large work surface, and adjustable stools, this station is the perfect home base for any stylist.
Public parking is located directly outside the front door, for a stress-free experience on arrival. The studio entrance is located on the first floor for easy access, with only five steps up to the door. We want you to spend your time in our space, not circling the block looking for parking, or hauling gear up multiple flights of stairs.
