STUDIO 311 is an open-concept hard loft in Toronto's historic Queen East neighbourhood, known as Riverside. With southern exposure windows, it offers plenty of natural light. Just minutes from downtown, the studio is easily accessible by car or transit. The space retains its early 1900s charm with hardwood floors, exposed ceiling beams, and original heating radiators. The studio features a dedicated make-up and hair station, a full workspace, and a lounge area stocked with refreshments. Renting with us ensures a seamless experience from start to finish. Our fully equipped space means you only need to bring your camera. We offer lighting equipment rental to save you from lugging heavy gear. You'll have access to all our shooting areas within the spacious, open-concept studio, and our team is on call to support you throughout your rental period. It will be active 5 minutes from your booked reservation start time. LOAD-IN: - There is a freight elevator with an outdoor loading dock located on the East side of the building (on Thompson Street). OVERTIME: - Overtime will be billed at 1.5x of the hourly rate, in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end of your booking reservation. CLEANING/DAMAGES: - There is no cleaning fee. Guests are expected to leave the space in the same condition as they found it. Please respect the space and ensure that guests tidy up after themselves. - No nails, screws, staples, and the like should be used on the walls. Also, no glitter or confetti is to be used. Any tape must be properly removed. Any damages will be billed to the credit card on file with Giggster. A $100 fee for deep cleaning on upholstery if food/drink stains are left on furniture. NOTE: - When you ask about availability, please let me know how many hours you will need the studio (time slot). Be sure to factor in setup and cleanup time.
