-Security/Damage deposit starting $1000 for events, starting $500 for productions, via CC auth form. If renter fails to provide Sec Dep 48 hrs before booking or immediately (if booking is accepted within 24 hrs of booking), booking will be processed as cancellation with no refund.
Booking minimum: 1hr for productions, 3hrs for events. If personnel required, minimum shift of 4 hrs. Posted rates apply to standard business hrs: Mon-Sat 8am-10pm, Sun 10am-10pm. For productions, non-business hrs may be available at 2x rate + security at $52.50/hr (weekdays 7am-8am and everyday 10pm-12am). Weekdays before 7am and everyday after 12am will only be approved as exceptions and are billed at much higher rate. Please inquire. Freight elevator hours are Mon-Fri 8am-5pm, and Sat 8am-12pm. All other hours must be arranged ahead of time for additional $75/hr for continuous hours, subject to availability. Last minute requests will not be approved.
CLEANING
Productions: cleaning fee starting at $50, assessed per production. Events: Mandatory cleaning $200 for events. Please inquire.
PROHIBITIONS:
Any dispatched personnel to enforce compliance is billed to the production (Security personnel: $52.50/hr, Manager personnel: $67.50/hr, with 2-hr minimum shift).
- smoking and illegal drug use. Violations fined starting $1000, and additional cleaning fee starting $500
- fog machines/hazer machines, etc anything that could trigger the Fire Alarm/Fire Sprinkler System. Violations fined starting at $1000
- glitter, confetti, anything difficult and time consuming to clean. Additional cleaning fee starting $300
- dogs, pets, animals, etc except service animals with valid permits. Additional cleaning fee starting $300
- overstaying beyond a specific time we specifically state overtime is not available beyond a certain time. Overtime is usually available, so please reach out and let us know.
- do not place skins/throws/blankets/cushions/pillows on ground. Additional cleaning fee $30/piece.
DTLA FASHION DISTRICT ultra bright production studio!
1700 sq ft studio with an overabundance of sunshine and spectacular DTLA skyline views. Very cool breeze with the windows open, flying curtain effect. The furniture is included and available for use. Two passenger elevators, two restrooms, one freight elevator, very clean building. Bountiful parking nearby ranges from $5-15 per car.

This loft features a 650 sq ft single-story floor plan, with one full side of windows. The loft also features a piano ,unique furniture and different one-of-a-kind decors.
There are WiFi, A/C inside the loft, as well as paid parking lots next to the building.
No shoes are allowed on the rugs as they couldn't be cleaned if they get dirty.

DTLA Fashion District, in stunning historic fashion building with floods of natural light with west-facing windows. It has a beautiful breeze from windows when open.
The large west window leaves magical shadows and highlights on the walls and floors as shown in some of the photos. There are also large plants spread throughout the studio.
Windows come with roller blinds and can be blacked out of required.

- Masks are mandatory whilst walking in the building and will ensure that ALL your guests wear masks.
- Passenger elevator ONLY for passengers. Boxes, racks, dollies or ANY larger item STRICTLY NOT ALLOWED in passenger elevator. You MUST use FREIGHT Elevator located further down lobby.
- STRICTLY NO SMOKING, NO VAPING, NO CANDLE BURNING, NO INCENSE in studio AND building.
- ONLY sitting allowed on furniture. NO standing. Any Shoe marks or scratches on furniture will result in charge for repair, and/or replacement.
- Studio door MUST be kept closed at ALL times. STRICTLY no guest waiting in hallways.
- STRICTLY NO Eating / Drinking on Furniture Any food/drink can be placed on the fold up table (located behind dressing curtain) in the studio ONLY.
- STRICTLY NO Bags / Gear or Products allowed on Furniture. Any stains or scratches caused by gear placed on furniture will result in repair or replacement.
- STRICTLY NO Makeup, No Oil, Beauty products allowed on Furniture.
-STRICTLY NO confetti or glitter.
- I understand Any stains or marks on Furniture left during booking, will result in an EXTRA charge for professional cleaning and/or the cost of a replacement.
- Noise levels must be kept to a minimum and music at lounge level
- ALL furniture MUST be placed back in the original position as found. Failure to place back furniture will result in additional fees.
- Any trash MUST be placed in the trash bag provided and placed outside the studio on exit.
- I will ONLY contact Anthony or His Assistant if I need help or have an issue to discuss during booking.
- STUDIO DOOR MUST BE SHUT CLOSED on Exit.
*We do have camera's on the space to monitor: safety, arrival times + departure time, overtimes, extra charges and damages. We do not keep any footage unless ask's for proof of the above.
Stunning spacious loft decorated with modern interior decor. Our loft is located in the heart of downtown LA and is located on the 11th floor of the building with unobstructed views of the city. The single-story loft is 1,000 sqft and contains large windows which provide plenty of natural sunlight.

REMINDER: No shoes are allowed on the rugs AND you may not stand on the furniture since it cannot be cleaned if it gets dirty/ damaged.
ATTENTION: Please be aware that your set up and clean up MUST be done within your booking period. As soon as your booking period ends we may have a booking starting right after. Please be considerate and leave on time.
Before you leave it is your responsibility to make sure that all furniture is placed in its original location.

By booking this studio, you are agreeing to comply with all of the rules listed below. Terms and conditions are subject to change. Failure to comply may result in forfeiture of the security damage deposit/additional fees. 1. IMPORTANT
Booked hours must include load-in/load-out, set up, and tear-down or overtime fees at 1.5x rate during business hours (unless specified otherwise; non-business hours billed at higher rate) will apply in 30 minute increments. There is no free overtime.

3. BOOKED HOURS
Posted rates apply to regular business hours everyday 8am to 10pm. Non business hours are available from 10pm to 8am at 1.5 rate when booked in advance. Booked time is the reserved booked time for the production/event, times can not be shifted. Booked time is calculated when the first person arrives (if the space is accessed before the booked time starts) and last person leaves. No refunds for any unused time. Booking minimum 1 hour for productions or 5 hours for events.
4. OVERTIME FEE
There is no free overtime. Additional time is be billed at 1.5x the hourly rate during business hours (unless specified otherwise; more expensive rates during non-business hours), billed in 30 minute increments. Crew/talent/guests, and equipment must be out of the studio by the end of your booked hours to avoid overtime charges.
5. PROHIBITED (IMPORTANT)
Any dispatched personnel to enforce compliance is billed to the production (Security personnel: $78.75/hr, Manager personnel: $161.25/hr, with 4 hour minimum shift).
-No loud music (beyond the walls of studio), feathers, glitter, confetti, sand, wedding rice, paint, aerosol spray cans, fireworks, weapons, small particle items difficult to clean, non-water based fog machines, hazer, (or anything that could trigger the smoke detectors/fire alarms), dance strobe lights, and other items deemed unacceptable by the venue managers (when in doubt, please ask). An additional extensive clean up fee starting at $1,000 will be charged for violations to restore the studio and for downtime.
-No drilling holes into walls, ceiling and doors (no screws, hooks or anchors). No tape.
-No animals except service animals with valid permits
-No placing skins/throws/blankets/cushions/pillows on ground. Additional cleaning $30/item

Minimum time on-set is 3 hours. The time for your reservation must also include the time driving back and forth from the car's location in DTLA. We will agree on that commuting time beforehand. Default and min commuting time is 1 hour. So the total minimum time must be 4 hours (3 hours on-set, plus 1 hour commuting). If you need the car for 6 hours, for example, be sure to book for 7. I will plan to stay on-site with the car as part of my service. Custom quotes for full days (8-hours plus or multi-day) to ensure substantial discounts.
