> ATTENDEE (FOOT TRAFFIC): Total attendee/foot traffic is calculated by “each” person that enters the property, -including garage- through out the entire rental hours (You, your team, vendors, movers, caterers, crew, talent, make up, client, guest and etc).
> RENTER ACCESS: THE STANDARD (DISCOUNTED) HOURLY RATES ALLOW YOU TO USE MAIN FLOOR*. UPSTAIRS, BEDROOMS, ROOF TOP (IF APPLICABLE) ARE OFF LIMITS UNLESS PREVIOUS APPROVAL WAS GRANTED.
*MAIN FLOOR: LIVING ROOM, KITCHEN, POWDER ROOM & BEDROOM W EN SUITE BATHROOM, POOL, BACKYARD.
> TO SECURE THE RESERVATION YOU MUST SIGN OUR RENTAL CONTRACT (via DocuSign)
> STANDARD START TIME IS 9am, IF THE START IS BEFORE 9am, RENTER WILL BE CHARGED a $250 EARLY START FEE.
> OVER-TIME: Start and end times are inclusive of setup and tear down time. Overtime will be billed in half-hour increments at a rate of our stated hourly rate. Be sure to plan for any set-up and take-down for decorations and vendors. All bookings must conclude by 10pm.
> ON SITE MANAGER (SITE REP): Our villa manager is always on premises and is available to assist you throughout the production/event, she makes sure everything goes smoothly. Site rep fee is determined on a case by case basis.
> REFUNDABLE DAMAGE DEPOSIT: Depending on the size of the shoot/event min. $3,000 is required. Deposit will be refunded in full, if there are no issues at the departure. Damage repair costs, extra cast/crew, guests and overtime fees will be deducted from the deposit.
> TO PREVENT SCUFFING, MUST HAVE TENNIS BALLS ON THE ENDS OF EACH STAND (TRIPODS & ETC)
> PARKING: UP TO 2 CAR PARKING AVAILABLE ON THE PREMISES. 2 hour free street parking.
> FURNITURE: Furniture can only be moved by host’s approval. You are required to obtain prior permission to move furniture before/during events/shoots.
> INSURANCE: insurance does not protect homeowner against property damage. To protect against that we require all of our renters to provide us with proof of production insurance naming us as an additional insured. All events, filming & shootings are required to obtain a certificate of insurance (COI).
