Ideal for gatherings or a peaceful escape, this Villa has everything you need for an unforgettable experience. •The property is BYOB-friendly and allows for outside catering! Rules: 1. Smoking, vaping, & e-cigarettes are allowed only outdoors. 2. Loud music is allowed 24 hours only indoors. 3. Booker has to be 21+ if alcohol will be consumed (no age under 21 can consume alcohol in the event). 4. Security: One security personnel is required per 20 guests. 5. Parking: Maximum of 5 cars allowed on the property. 6. Alcohol: If alcohol is served, the client must hire our security services - If alcohol is sold then client must hire an outside licensed catering partner and obtain an special event permit. 7. Liquor and catering - All events consuming liquor are required to have an approved licensed caterer pull a liquor permit for the event - BYOB is exempt from this license requirement. Catering License: Proof that they are licensed by the Florida Department of Business and Professional Regulation (DBPR) to legally cater food. Alcohol sales must stop by 3 a.m. 8. Cooking: Onsite self cooking is prohibited (no open flames) You are permitted to use the kitchen to get coffee, tea, and water. 9. Catering: Outside catering is permitted. 10. Child Safety: If children attend, parents are responsible for childproofing the property. Pool is over 5 ft deep so children under 12 cannot be alone in the backyard. 11. Deposit: A $1,000 deposit is required for all events. 12. Fire Safety: If tents, heaters, or any fire-risk setups are required, a fire safety inspection is mandatory. 13. Noise Control: Party music or amplified sound must not be audible beyond 100 feet from the property line to avoid noise violations. If the property/event is fined due to a noise ordinance violation, the fine amount plus a management fee will be deducted from the deposit. 14. Cleaning: If the space is excessively dirty beyond standard, a $300-600 cleaning surcharge will be deducted from the deposit. 15. Space maintenance - No nails, screws, staples, or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. No glitter or foil (non-paper) confetti is allowed on-site. 16. Pets allowed (Indoor maximum 5 pets, outdoor maximum 20 pets). 17. Deliveries - If you have deliveries, we can only receive them an hour before the event. All rental equipment must be removed no later than half an hour after your event’s ending time. 18. No illegal substances are allowed on the premises.
