This top-floor, mid-century modern penthouse includes a large living area with floor to ceiling windows, 20' vaulted ceilings, a full wet bar, a second bar, dining area, small office area, fully-working kitchen, an abundance of natural light, and a private indoor/outdoor lanai with a patio, small gym, and beautiful panoramic views of the city. One of the two bedrooms is available to use for shooting, storage, hair/makeup, or as a green room for cast and crew. There are two full bathrooms available for use. One is very large with a massive multi-person shower and his and her sinks. The other has a bathtub. The apartment is very quiet, centrally located, with A/C, an elevator, multiple stairwells, and over 3000sqft of private, usable space. There is space available in the unit to setup your own green screen or seamless, and there is a large 80" TV available for use and a projector. The building was designed by famous mid-century modern architect Edward Fickett, and this unit was his most prized penthouse, where he lived. The unit has a unique design with chic, retro-modern decor, perfect for video shoots, editorial photo shoots, or small gatherings. Street parking is free on Sweetzer Ave or De Longpre from 7AM - 7PM. Metered parking is available 24/7 on Sunset Blvd. If needed we can provide a limited number of digital parking passes as well. The unit has ample natural light. The light is brightest in the afternoon but pretty consistent throughout the day. There are large floor to ceiling windows. Most windows have blinds. However, one window in the living room does not and some kitchen windows also do not have blinds. The unit is very quiet. When the windows are closed, you cannot hear street noise or neighbors. The central AC unit is located near the living room and does make noise. However, it can easily be turned off. The mini-fridge in the bar can also be turned off if needed for sound. The penthouse could be best used for the following: Production Studio, Commercial and Print Photography, Social Media Content, Filming, Editorial Photos, Fashion Photography, E-commerce Product Shots, Podcast, Interviews, Fitness Photoshoots & Videos, Apparel Shoot, Music Videos, Headshots, Lingerie Shoot, TV Series, Movies, Co-working Space, Meetings, and more. General Rules - No smoking. - Catering is allowed. - Do not disturb neighbors. - Loud music is not allowed. - No loitering in the building's hallways or by the front entrance. - No burning of candles. - Tennis balls or pads required on c-stands to protect flooring. - The smaller bedroom, which will be locked is off limits. - Production insurance certificate might be required for larger projects. PROPERTY AND FURNITURE DAMAGES You are responsible for leaving the loft the exact way it was prior to your booking. The loft is inspected before the booking begins and right after the booking period ends. If there are damages done to the property or furniture, there will be charges billed via Peerspace. Furniture can be moved as you please. However, please return everything back to its original position prior to leaving. Do not touch the fine art on the walls. It is fragile and very expensive.
