All white-walls and light-color floor interior, tons of natural light with floor to ceiling windows (and accordion glass doors) with contemporary art throughout (there is pre-permission for art to be used in shoots). Most recent shoots include: Happy! TV show 2nd Season (18 days of use) Google Gear photoshoot Revlon Cosmetics commercial shoot with model Imaan Hydro rowing machine commercial still shoot Interior has been professionally decorated. House is 5,200 square feet with four floors plus an unfinished roof deck. Ceilings on parlor level are 11 feet and 9 feet on the 2nd floor. There are four bedrooms (a larger master with one wall of accordion floor to ceiling windows) and 3 different style baths, one of which is a large, marble modern bathroom with glass shower and large unique tub great for filming. There is a clean, dry, open basement with exterior and interior access for storing gear or crew. House was newly built in 2017. Parlor floor is an open floor plan (50 ft x 23.5ft), with a modern kitchen that opens to a deck via a wall of accordion windows that look to back yard and bamboo. There is also a 20 by 25 ft backyard. Dining area includes a large Saarinen tulip marble table and a living room area with gas fireplace. Modern kitchen with white Cesar stone counter, Subzero and Wolf appliances. The front doors open wide (4+ feet) for easy access to bring in equipment. House is on a two-way street. There is usually parking on the street too, and lots of parking one block away under the I-278 raised highway. Lots of visually nice townhouses on the street, and even clapboard houses from the middle 1800s. House is close to both Brooklyn Bridge and Manhattan Bridge. Subway stop (G) is three blocks away. Less than half a block to delis and restaurants. One block from I-278 and not more than 0.5 from onramp/exit. House is 2 blocks from Brooklyn Navy Yard and Steiner Studios. Easy to work with Owners.

TWO HOUR MINIMUM RESERVATIONS! Our space is best-suited for commercial and creative productions, portrait and still life photo shoots, both for natural and studio lighting. The main common area is around 750 sq ft, with 15ft ceilings, and two large industrial south-facing windows that illuminate the space. Located in an old factory, the loft has a genial balance of white walls, wood textures and brick, and has a comfortable bohemian vibe. Guests have access to the common space, kitchen, and bathroom. There is also a spacious decked rooftop with views of Brooklyn and the Manhattan skyline, that you may use - it's public to the tenants of the building so I'm not responsible for its condition. A notable feature that makes the roof unique are the coops of trained pigeons that dot the neighboring roofs - sometimes you can catch the neighbors corralling the pigeons with flags. The roof is equipped with working electrical outlets, but you need to bring your own extension cables. PARKING Onsite parking in a gated lot available for $100 / day including overnight. The loft is located on the ground floor of the building and doors are wide. NOISE Location is very quiet at the back of the building, windows facing the private lot (five cars maximum with very little movement). No street noise. Film and Video productions (as opposed to still photography) have an additional fee of +$200/hour (i.e. $340/hr (base) + $200/hr (film surcharge)) = $540/hr for film and video projects. This surcharge is due to the need for multiple scouts, heavier footprint, wear & tear, and EQ associated with these shoots. Additional costs: - 1x $300 Site Rep Fee - 1x $200 Cleaning Fee Finally, we require all bookings to put down a Security Deposit (5x hourly fee). This Security Deposit will be returned to your account within 5-7 business days assuming no damages occurred during your shoot. The hourly base rate increases as your head count increases. Please plug in your numbers to calculate your base rate in the Giggster widget. Someone from our team will be on site with you for the duration of the shoot to orient you in the space and also to verify head count and that all rules are followed. We have a 10 hour minimum, if you book for 6 hours you will be charged for 10 hours. If you book for 6 hours, you must still let us know if your schedule shifts. The safest way to plan to avoid overages like OT is to simply schedule yourself for the full 10 hours even if you do not anticipate needing the full amount of time. Large impact network/commercial filming will require a customised fee schedule. We do not accommodate discounts and cannot be flexible with minimum hours. This media production location located in the East Village is a diverse location amplifying different moods in the south of Manhattan. This location fits the needs of different productions. This production location available for photo and video productions offers a unique, vintage and raw feel that is hard to find in New York. The location is full of different props, free to use. The building has a garden like nowhere else in south Manhattan. Some rooms that set this location apart are a spacious kitchen, unique tiles across the hallways, an organic and circling staircase and the perfect balance of colors and light. Combined with the amount of natural light and the vintage decor, this mansion will help you realize your creative vision for your project. The space is enormous and suitable for the biggest production crews. We manage several locations in Manhattan and Brooklyn and have an extended experience in production. When you book one of our spaces, you'll be connected to an on-site representative who will be with you throughout your production to orient you in the space and answer any questions. Please note, some rooms are upstairs. This is a great space for all crew sizes as the location is spacious and expansive. A certificate of insurance is required of all productions. Upon booking this location it's required to sign a Location Agreement. Absence of a signed Location Agreement can lead to the host canceling the booking. Heavy Equipment can’t be plugged into the Location’s power network. Crews should be aware that the Location runs on normal household power circulation and that they would need to arrange for an external power generator themselves may they have any Heavy Equipment in their EQ Package.
