About the Space

Warehouse is a 100-year-old warehouse in the historic Manchester neighborhood of Richmond, VA. The solid masonry structure sits above street level, with windows allowing light into the basement. From 1973-2020, the building was home to VF Lanasa Produce Company. When the Lanasa family moved into the building, they added 10 cinderblock refrigerators to house fruits and vegetables. The rooms range in size from around 400 sf to around 2000 sf and are coated, walls and ceilings, in fire-rated insulating spray foam. The building features low ceilings, concrete floors, and large cylindrical support pillars throughout. The upper floor houses several small workshops with a long hallway and access to a garage bay door on the street side of the building, an office suite wirh a small kitchen, and a front stairwell with access to the front sidewalk. There is a loading dock with an automatic bay door at the rear of the building for easy equipment load-in. The approx. 11,000 sf basement level remains somewhat unfinished. It has 3 restrooms and a green room, a low stage platform (12’x24’), and 3 of the produce refrigerators that have not been updated from their previous use. Access is through a rear stairwell or a small freight elevator (3000 lbs max). There are plans to convert the basement into a recording studio and performance space. The main open space in the basement is partially painted to look like a cave and there is graffiti art featured in the back half of the space with a heavy bent toward a post-apocalyptic theme. The basement also features a solid cast iron boiler built in the building in 1923. It stopped being used in about the 1960s, but remains in incredible shape. Roof access may be available, depending on the project. The roof is flat, silver-coated and features a small shed house that houses the old air handlers for the refrigerated rooms. This building is unique and inspiring in so many ways. You really have to see it to understand the possibilities.
