About the Space

Rent our 5000 sqft studio with multiple, film-ready, pre-lit, street-level sets! Sets include: - Cafe / Restaurant - Office - Bar (Cafe Dressed) - Exterior House - Living Room - Dining Room - Kitchen - Bedroom - Bathroom - Laundry Room - Grocery Store Shelves - White Seamless Backdrop - Vanta Black Backdrop - Green Screen - Blue Screen - Recording Booth Other Amenities: - Green Room - Makeup Station - Dressing Room - Wifi These are standing, modular sets and facades. A/C - There is central Air Conditioning. It does make some sound and takes about 10 minutes to turn off/on. Ask site rep to turn it on/off. NOISE - Normally quiet, except in early mornings when groundskeeping sweeps walkways. POWER - Power throughout. We are not sure about how much of a load our circuits can take, but the largest light we've powered is an ARRI M18. Pre-hung lighting is daylight, can be dimmed, and rotated, but are not movable. LOADING/PARKING - The loading dock is for loading/unloading only. No parking allowed. Once unloaded, vehicles must be moved to the large/free parking lot or they will get towed. There is plenty of space in-studio for equipment. EXTERIOR - Filming is limited to within our studio. No exterior filming permitted. However, for example, if an actor is walking into our studio through the front door, you can film from within the studio, looking out, but no equipment, crew, etc is allowed outside our studio. OVERTIME - 20-min grace period. Then we charge hourly (not 30-min) rate for normal hours or after-hours for additional time, depending on the time of day. WALKTHROUGH REPORT - When you are packed up and ready to leave, someone will be required to sign a walkthrough report which will note any issues with the rental or any overtime to be reported. CLEANING - You can move furniture or decor, or ask if unsure. Clean up and leave the place as you found it. We provide cleaning tools. While there's a cleaning fee, you're responsible for resetting sets. Use our reference photos for guidance. If you don't reset them, extra fees applies. AFTER HOURS RATE - $85/hr rate is for Weekdays from 8AM to 5PM. Weekends / after-hours (before 8AM and after 5PM) rates are $145/hr. Thursdays not available without prior approval. FOOD - We have a water cooler which provides hot and cold water. ADULT FILMING - NO adult shoots or nudity allowed. SECURITY - Security cameras that record activities are in all spaces except the dressing rooms and bathroom. EARLY ARRIVALS - Cast is not permitted before the rental start time. LATE ARRIVALS - We do not compensate with free time on the end of a rental for the late arrival time. EARLY WRAP - We do not compensate the difference if the rental is wrapped early. FIREARMS - We have a no-firearm policy. Even if you have a license and/or a concealed carry permit, please do not bring any firearms. OVERNIGHT - We allow equipment and setup to be stored overnight for an additional $500 per night. LADDERS - We offer 4-step ladders for use. PERMITS: You are responsible for obtaining any permits and permissions for filming at our studio. INSURANCE - If you don’t use the platform’s coverage, you’ll need an insurance cert. There are daily insurance providers like Lemonade. We suggest you do research to find an insurance company to use. The exterior of the studio, warehouse, workshop, and working office is off-limits.
