About the Space

Bright creative space, excellent for photo/video shoots, small events and meetings! Design studio by day, gallery space by night. Book this stunning space for its 14' ceilings, enormous north-east facing windows, unique design aesthetic and central location. Small crews only, the space is on the petite side, maximum 8 people. When the space is not booked, it operates as a design studio. Desks and chairs available for use, or can be relocated (request layout when booking). Please respect the materials and possession within the space. Atelier includes a kitchenette and washroom (no shower). Photography backdrops available at additional fee. TV available - great for reviewing presentations or monitor during photo shoots. CREATIVE SERVICES - OFFICINE II: If booking is made well in advance, we can also provide creative and set direction, set or sculpture designs (bespoke) at additional fees. Creative services will be subject to schedule, conceptual brief alignment, and fees with Officine II. Please understand we may not be able to assist with your shoot if we are not creatively compatible or if schedules do not permit adequate preparation time (each depends on scope of concept design) BUILDING RULES: - No photography, loitering, excess storage or loud noises in the communal hallways. Please respect the other tenants. - No elevator or freight elevator. Located on the second floor. Unfortunately not accessibility friendly up to the unit. Level flooring within studio space. - Street parking only (as - but temporary (15min) loading area in parking lot next door. DO NOT PARK IN PARKING LOT NEXT DOOR. Please also respect all No-Parking signs in the neighbourhood. (Industrial area with a number of loading areas for neighbouring businesses) - Animals are not permitted. ATELIER RULES: - Neighbours include film production studios and screening spaces, please be considerate of the volume in the space (keep music at a reasonable level). - No smoking or illicit drugs permitted - No alcohol (unless license is obtained) - No glitter or small confetti - No candles, vape or fog machines at any time. - Cleaning fee is for standard maintenance, space must be returned in the condition it was lent. All take-down and any mess must be taken care of by the renter. If garbage, set-materials, items brought to the space are not disposed of by renter or removed from the space after booking, additional cleaning charges will apply. - Damages (break, stain, damage, rip, etc...) will incur repair or replacement fees as deemed necessary by owner. Break-it you buy-it, fair is fair. As long as you respect the space and the items within, we will be all set! - Atelier is not responsible for any lost or stolen items - Atelier is monitored by camera surveillance for damage,theft, and departure time. WAIVER OF LIABILITY: - By booking the atelier, the renter does so at the renter's risk, and Officine II will not be held liable for any direct, indirect, incidental or consquential damages, loss or injury to the renter, their party or possessions will on site. - Security Camera on-site. All persons and activity on site may be video recorded for security purposes.
