As someone who works in advertising, I've frequently been on the other side of the table entering someone's property and filming or shooting there. We understand how it works and promise to stay out of your way while you're working! That being said, this is also our family home and we have a few rules to make this a great partnership: ***RULES*** The house must be left in the condition you originally entered it in - if you move furniture around it needs to be placed back in its original position. Any damages incurred will be passed on to production. ALL furniture needs to be lifted, NOT dragged. All crew and talent must take off their shoes when walking on the carpet. We will provide you with booties to cover your shoes, talent can wear shoes on carpet while filming / shooting. Cover C-Stands with tennis balls NO smoking or vaping on the premises. NO PETS unless approved for production. Heavy body make-up is not permitted to be used indoors on furniture seeing as it stains them. You are required to clear the premises within 15 minutes of scheduled wrap time. We have hard in and hard out times please do not show up before your scheduled start time and we need to see taillights at your scheduled end time. We will give a 15 minute grace period. Production must carry out their own trash, any bags left behind will incur a fee of $100 per bag. We reserve all rights to take and share behind the scenes photo(s) of whatever shoot is happening on our property, for the promotion of our location. NO to the following: Pornography of any kind NO open flames unless discussed with homeowner in advance COI required for filming: damages, liability and equipment NO loud music or disrupting the neighbors (Please stay off their front lawns when loading/unloading) We have a cat who will be put outside in our studio or in our home office away from filming. Producer is responsible for communicating all house rules and fines to crew prior to shoot beginning

Renter is responsible for all permits required, including any fines or fees the renter or homeowner incurs as a result

NO unplugging wifi without permission from the host(s).

NO open flames unless discussed with owners in advance (that includes candles, cooking and fires)

NO heavy body makeup or fake blood allowed unless discussed. Please apply makeup in rooms with wood floors only.

NO filming on the street or front house exterior without prior consent.

NO lingering on street or yard after filming has ended.

NO more than 3 cars from production taking up street parking - any other cars need to park on Kinston or other surround

Booties required upstairs on carpet, cover C-stands with tennis balls

15 minute grace period after filming time is over. After that you'll be charged for the full hour at time and a half.

Use of restroom(s) for a crew of 15 people or less is allowed

This house is awesome and Leah is amazing! There are so many cool little nooks and fun areas to shoot. Everything was clean and ready for us, Leah and her husband were on site when we needed them but were never in our way. They were super flexible with our needs and everything went smoothly. Would absolutely recommend 10/10

Very spacious house with an external space for makeup to set up and plenty of room to set up crafty. The house is very beautiful and decorated perfectly. The host was very accommodating and super nice. We would love to book this space again!
