This encompasses yourself, your team, vendors, movers, caterers, crew, talent, hair/makeup, clients, guests, and any others present. OVERVIEW: Villa Royale by LuxJB: Our 2025-built mega-mansions is ideal for celebrity shoots, commercial shoots, interviews, film productions, corporate, team building and influencer events. It is an inspiration for photographers, directors, content creators and anyone seeking organic harmony. Magnificent in proportion, ROYALE is created for living and entertaining on a grand scale: PICKLEBALL & BASKETBALL COURTS, MINI GOLF, office, 4 kitchens, 4 bars, infinity-edge pool & jacuzzi, gym, movie theater, poker room, sauna & steam room. Tons of space, natural light, open flow with high ceilings. Perfect for Influencers & Content Creators.The spacious kitchen allows for great entertaining, being equipped with professional appliances, and open to the dining area as well as the outdoor area on the patio. HOUSE RULES: 1) NO BIRTHDAY PARTIES, WEDDINGS, MUSIC VIDEO SHOOTS, DJ SET UP or SPEAKERS. 3) RENTAL CONTRACT: To finalize the reservation, You must complete the process by signing our rental contract through DocuSign. 4) REQUIRED SITE REP FEE: A Site Rep fee will be charged for all shoots/events, flat rate $500. Our property manager is always on premises and is available to assist you throughout the production/event, he makes sure everything goes smoothly. 5) REQUIRED INSURANCE (COI): The Guest will need to submit a General Liability Insurance and 3rd Party Property Damage Certificate and showing homeowner’s name and the property address as additionally insured/ certificate holders. 6) HOURLY RATE: The rates are determined by factors such as number of attendees, crew size, duration, and more. We work on a per-project basis and welcome inquiries. Our goal is to provide professional and accommodating service tailored to your needs. 7) OVER-TIME: Start & end times are inclusive of setup & tear down time. Overtime will be billed in half-hour increments at a rate of our stated hourly rate. Be sure to plan for any set-up and take-down for decorations and vendors. All bookings must conclude by 10pm. 8) REFUNDABLE DAMAGE DEPOSIT: The security deposit amount can vary, but it frequently amounts to half of the location fee. 9) PARKING: Easily accessible wide street with plenty of parking. Large driveway holds approximately 6 cars. 10) To keep neighbors happy, we refrain from loud or late-night events. 11) IN-HOUSE CHEF & CATERING SERVICE: Feel free to reach out for more information and to receive a customized proposal. 12) IN-HOUSE VALET PARKING: Reach out to receive a customized proposal. 13) Scouting can be scheduled for $1,000 (up to 2 hours) and is reimbursed if the property is booked.
