This encompasses yourself, your team, vendors, movers, caterers, crew, talent, hair/makeup, clients, guests, and any others present. The spacious kitchen allows for great entertaining, being equipped with professional appliances, and open to the dining area as well as the outdoor area on the patio. The attractive pocket doors create a seamless indoor/outdoor living space, popular with today's LA luxury lifestyle. IN-HOUSE CHEF & CATERING: Feel free to reach out for more information and to receive a customized proposal. > HOUSE RULES 1) NO BIRTHDAY PARTIES, WEDDINGS, MUSIC VIDEO SHOOTS, DJ SET UP or SPEAKERS. 2) RENTER ACCESS: The discounted standard hourly rates grant access to the main floor*. Please note that the upstairs area, including bedrooms and the rooftop (if applicable), is off-limits unless prior approval has been obtained. *Main Floor includes: Living room, kitchen, powder room, bedroom with en suite bathroom, pool, and backyard. 3) RENTAL CONTRACT: To finalize the reservation, you must complete the process by signing our rental contract through DocuSign. 4) REQUIRED SITE REP FEE: A Site Rep fee will be charged for all shoots/events, flat rate $250. Our property manager is always on premises and is available to assist you throughout the production/event, he makes sure everything goes smoothly. 5) REQUIRED INSURANCE (COI): The Guest will need to submit a General Liability Insurance and 3rd Party Property Damage Certificate and showing homeowner’s name and the property address as additionally insured/ certificate holders. 6) HOURLY RATE: The rates are determined by factors such as number of attendees, crew size, duration, and more. 7) OVER-TIME: Start and end times are inclusive of setup and tear down time. Overtime will be billed in half-hour increments at a rate of our stated hourly rate. Be sure to plan for any set-up and take-down for decorations and vendors. All bookings must conclude by 10pm. 8) REFUNDABLE DAMAGE DEPOSIT: The security deposit amount can vary, but it frequently amounts to half of the location fee. 9) PARKING: You can park up to 2 cars and may unload and load in our driveway. Additionally, there is a 2-hour free street parking option.

    Such an amazing and unique space to shoot. Loved the variety of looks we were able to achieve in one day. The open floor plan and the modern design were a perfect fit for our project. Highly recommend.
