About the Space
A beautiful parlour floor in a brownstone apartment, furnished with curated vintage pieces. The space features 13-foot ceilings, original molding, and a marble fireplace with an electric insert. The layout includes a large living room, a grand entrance room with an optional queen-size Murphy bed (which can be dressed as a bedroom for shoots), a storage/wardrobe space, kitchen, and a 16 ft x 16 ft private patio. A half bathroom (toilet and sink only) is available for use. The garden level below is also available for hire, with a separate $450 flat fee. With it's natural light and eccentric character, the space is especially well suited for photo shoots, interviews, podcasts, and documentary or film production. It also works beautifully for offsite meetings, client fittings, castings, baby showers, and other small, low-key gatherings. Strictly no smoking or vaping allowed. Smoking or vaping in the building or any of the outdoor spaces will result in a $300 fine. WE REQUIRE SOFT-SOLED SHOES. No heels/boots/hard soled shoes. I need to document the experience my team and I had at the location on November 1, 2025. To start, a few team members arrived before the scheduled time and whoever was in charge of letting the guest in told the team that they will not be allowed in the location until 10 am. She accussed the team member who rung the bell that she was being loud, when all she did was attempt to turn a doorknob and ring the bell for access inside. After the incident, I received a text from the host informing me that they will let us in at 9:30. We were allowed into the location at 9:30. From the beginning the host was unresponsive to my inquiries. The remainder of the shoot went as planned up until around 10pm. The host began to message me, asking if we were able to leave by 10 pm, which confused me since we paid to use the space up to 11pm. She would continue to interrupt me during the shoot with another message asking if we could leave at 10:30 pm. If you take a look at her scheduling, Sundays are always available up to 11pm so I was not sure why she kept bothering us during our allocated time. We wrapped, cleaned up and were ready to leave by 11 pm. While some of the team members were outside waiting for their Ubers to go home, the host came outside and started scolding the crew asking why a unlocked closet was opened during the stay. Again, I was confused as to why we were being reprimanded for accessing an unlocked closet in a location we rented to use for a film shoot. If this individual did not want people to access certain locations she should have locked them, furthermore, there were no listings or postings about restricted areas when renting the location. She proceeded to insinuate of possible theft and threatened to “thoroughly check everything, and will be reaching out to management” in the event something was missing. While she was scolding my crew, she also mentioned that a tenant from the building was upset that we were there using the space and making noise. Again, I was confused as to why someone would rent a space and complain about the way it was being used. She then returned outside while we are still waiting for our Ubers and told us to move away from her stoop, which was an off-putting request. The host was extremely rude and has been unprofessional from the beginning of this process. Unfortunately, we are scheduled to go back to that location on November 1, and I honestly cannot fathom returning to that location, supporting a person like that woman that clearly has prejudice against students and people of color, and having my crew feel unsafe and unwelcomed. The reviews for this host are severely misleading as my experience did not come remotely close to what others have said. My team was courteous to her regardless of treatment, helped to take out the trash, and respected the space as if it were their own homes. The host should list restrictions if they do not want people using certain areas or lock them. The closet in question was not locked. We used the closet for a scene in the film which I can easily provide to giggster and whatever piece of clothing that was removed, was put back in the exact location after we were done with the scene. I would look elsewhere and whole heartedly recommend not supporting such a person.

(Bridal Shower) We had an incredible time here! It was clean, roomy, and functional. I got so many compliments and questions about where I found the place. Be sure to bring extra chairs if you have over 10 people in attendance (especially older folks) and an extra table if you need to have many things on display. This is a shoes off/shoe cover space and the shoe covers are provided. Entry and exit went off without a hitch thanks to the hosts. This place was a dream. We’ll definitely be booking again.

The studio space was clean, and versatile, with unique corners and furniture. The host was communicative and gracious. Bring your own lighting equipment, but other than that, highly recommend for product shoots!

Incredible place for filming. Although we didn't use the outdoor space it allowed for incredible natural light as well as a space for us to put lights to enhance the light coming in. The place is decorated immaculately so that every shot is visually stunning. Some of my favorite shots of the film were taken in this space simply because of how the space is designed. Also, Zoe was amazing to work with.
