You're welcome to bring in more. --Full Kitchen: Cook to your heart's content (just no seafood, please!). --Sleeping Quarters: Two cozy bedrooms and a bath on the mezzanine level available for overnight stays. --Flexible use. You can do whatever you'd like in the space as long as you don't disturb the neighbors and leave it how you found it (with the exception of a little cleaning). --Ideal for Intimate Gatherings: Perfect for events with up to 50 guests. 🚗 Parking Made Easy: --Street Parking: Available on Ashland, right in front of the building. It's free public parking; no dedicated spots. --Additional Spot: Check the curb cut next to the garage (see our last picture for a map). We've used this during the day with no problems but never tried overnight. If it's not clear, you park parallel to the street between the sidewalk and street (so you don't block either). 🪑 Facilities & Amenities: --Furniture Included: Chairs, folding table, and a convertible pool table. --Bring Your Own: Feel free to add more chairs or tables as needed. No Loud Music or Smoking: Keep it cool and comfortable for everyone. 💰 Rental Details: --Hourly Booking: Reserve the exact hours you need, including setup time. --Security Deposit: $500 (refundable), ensuring no damage or noise issues. --Weekend Pricing: Note that rates increase for weekend bookings. --Overnight Option: Stay overnight for $275/night after your event. Check-out by 10 am. Just book event until midnight and select the overnight add-on. 🍽️ Catering & Clean-Up: --Full Kitchen: Bring your own catering. --BYOB. You're welcome to bring whatever alcohol you'd like; the only caveat is that you're not allowed to sell it. --Clean-Up Included: Just tidy up and use our dumpsters in the alley for trash. 🎉 Decoration Guidelines: --Be Creative: Bring balloons, flowers, and more. --Avoid the Mess: No glitter, confetti, or non-painter's tape (it will damage walls). 🚫 Respect the Neighbors: --Indoor Event Space: No outdoor area or external mingling. --Noise Limits: Adhere to our decibel guidelines to avoid fines, see details below. 🌐 Stay Connected: --Free WIFI: Find details on the router near the bathroom door. Regarding noise, to be precise, on weekends we limit the noise to 90 decibels before 11 pm, and 80 decibels after 11 pm. During the week the cutoff is 10 pm. For reference, a dinner party is around 60-70 dB, a party is 70-80 dB, and a loud party is 80-90 dB. There is a decibel meter on site with a real-time display, and you will be notified via text and call if noise is exceeding these levels. After multiple warnings are sent, we reserve the right to fine you or evict you from the space. It's a $250 fine for noise above these levels for 10 minutes, and a $500 fine for noise above these levels for 20 minutes.

We require email and phone confirmation for all renters
On weekends we limit the noise to 85 decibels before 11 pm and 75 decibels after 11 pm. 10 pm during the week.
$250 fine for 10 minutes over decibel limits, $500 fine for 20 minutes over decibel limits, eviction after that.
Guests to use the dumpsters in the alley for any trash, NOT the garbage cans by the back door. Violation fee is $75/can
