Luxury Dream Estate in the Hollywood Hills!! Welcome to this Entertainer's Midcentury Modern Property with multiple activities in its each & every corner! Walking distance from the famous Runyon Canyon Hiking Trail overlooking the Hollywood Sign, Universal City, San Gabriel Mountains as well breathtaking city views. This property has a putting (golf) area, firepit, bar, picnic area, rooftop lounge, spa, BBQ, yoga area, games, and much more all with beautiful views no matter where you are in the house! - The Basic reservation includes the rooftop lounge, outside common areas, living room, and access to one restroom. Everything else is an optional add on and can be added to your booking. If your event is larger than 30, you will need to add the kitchen and primary bedroom to open the space for people to spread out comfortably and to access a second bathroom. ALL GUESTS REQUIRED TO UBER. There is no street parking and it a dead end road. The exception will be for production equipment, caterers, or vehicles who need to "set up" things in the house. In this case, you will need to add the driveway add on to the booking. - NO LOUD PARTIES. There can be no music outside any hour of the day. Music will need to be contained INDOORS. This is a quiet residential neighborhood. Any loud music or noise will result in the immediate cancellation of the event and no refunds will be issued. There will be a site manager present during all events who reserves the right to cancel any event that breaches these rules. We are in a strict ordinance with the city and expect everyone to respect the house and the neighborhood it is in. - NO loitering on the property after the end of a booking. Everyone must be cleared off the entire property including the driveway by the end of the booking or the overtime will come out of the security deposit. We want to avoid a group of people "hanging out" in the driveway after the event, typically after drinking, and talking loudly while waiting for Uber. These congregations have caused issues in the past as the driveway is right next to neighbors and virtually any volume of talking can be clearly heard. We need everyone completely cleared off the property (including driveway) by the end of a booking, and to remain inside the house until Uber arrives. - No taping/decorating on any walls allowed otherwise a $700 fee will be deducted from your deposit. - No smoking anywhere on the premises. Vape is ok. - The noise will be determined by neighbors. Should we receive a call or text from any neighbor, we will give one courtesy warning to lower the volume. If the level continues or we keep getting calls/texts from my neighbors, the event will be cancelled and no refunds issued. We want everyone to have a great time, while respecting the rules so that we may continue to provide this place peacefully and harmoniously. Thank you in advance
