Steveston (Richmond). ~1,600 sq ft of design-focused interiour with vaulted ceilings, fireplaces, white kitchen, near floor-to-ceiling windows, and a private backyard. Earth-tone palette, westcoast-minimalist aesthetic, calm and bright throughout. Every room has been curated for a quiet sophistication that photographs well without heavy styling. Available props include dried florals, natural ceramics, tea ware, art books, linen, wool and other textiles, rugs, and vintage finds. Suited to photoshoots, small indoor productions, and off-site meetings requiring an aesthetically considered space. RATES + AVAILABILITY Flat day rate of $798 plus GST, covering 9AM–4PM. Giggster displays an hourly breakdown, but this location books at a flat day rate only. Booking fewer than 7 hours does not reduce the rate. Rate applies to up to 10 people. Monday to Friday only. For multi-day bookings or hours beyond 4PM, inquire for additional rates. Extended hours are billed at $150/hour plus GST, with partial hours charged as full hours. For groups of 11–20, message to discuss pricing. All booking time includes prep, setup, and takedown. Rates are fixed. Messages requesting discounts or negotiated pricing will not receive a response. PARKING One on-site parking space. Free street parking available. WHAT'S INCLUDED + ACCESS This is a private family residence. Access includes the foyer, library, living room, kitchen, dining room, two bathrooms, master bedroom, and backyard only. Furniture may be rearranged for your shoot, with the exception of the library bookshelf, dining shelves, foyer console, and bed. Move the sectional with care. Lift all items rather than dragging. Return everything to its original position before leaving — photograph the space before you begin. Stove, oven, and fridge use is not included and is subject to an additional charge. Bed use in the master bedroom is subject to an additional charge. Drawers and cabinets are not accessible. Front yard use requires a City permit. REQUIREMENTS Renters are required to provide production insurance, a Certificate of Insurance with the owner listed as additional insured, filming permits, and any other applicable documentation prior to confirmation. Serious inquiries only. A non-refundable scouting fee of $85 plus GST applies per scouting day. HOUSE RULES The space is pet-free, smoke-free, vape-free, drug-free, and alcohol-free. Please remove all trash on departure; building bins are not available for renter use. Heeled shoes are not permitted to protect the flooring. There may be quiet office work taking place in the backyard detached unit during your rental. The owner will require brief bathroom access during breaks. In the event of damage, loss, theft, or any change to the condition of items in the space, a replacement invoice will be issued. Weather cannot be guaranteed for exteriour use. PROFESSIONALS ONLY.
