Welcome to Your Creative Haven in Los Feliz Discover a versatile, light-filled space nestled in the heart of Los Feliz, perfect for your next film shoot, photography session, commercial production, or special event. Our multi-use property on dreamy Hillhurst Street offers a unique blend of charm and functionality, making it an ideal canvas for your creative projects. **We are removing the last tenants furniture!! It will be a blank slate for your projects! Key Features: - Spacious front room bathed in natural light, perfect for main shots or as a staging area - Retro-modern galley kitchen with unique backsplash, adding character to your culinary or lifestyle shoots - Large windows showcasing classic LA palm tree views, providing an iconic backdrop - Cozy second room with dual windows, great for intimate scenes or as a makeup/wardrobe area - Warm, authentic hardwood floors throughout, adding texture and depth to your visuals - Crown Molding and Built-ins throughout - Two skylights, offering additional natural lighting options for your creative vision We are an art and music school, teaching lessons during the week and opening our space to a variety of creative productions or events Friday-Monday. Located in the vibrant Los Feliz neighborhood, our space embodies the essence of “New York Character in Sunny LA." Its central location provides easy access while maintaining a serene atmosphere for your production needs. Please read all rules prior to booking and filming: - The space must be left in the condition you originally entered it in - if you move furniture around it needs to be placed back in its original position. Any damages incurred will be passed on to production. - NO smoking or vaping on the premises. - Pets are not allowed unless approved for production. - Heavy body makeup is not permitted indoors due to potential staining. - You are required to clear the premises within 15 minutes of scheduled wrap time. - We have hard in and hard out times please do not show up before your scheduled start time and we need to see taillights at your scheduled end time. We will give a 15 minute grace period. - Production must remove all trash; a fee applies for any bags left behind. - We reserve all rights to take and share behind the scenes photo(s) of whatever shoot is happening on our property, for the promotion of our location. - NO to the following: Pornography of any kind - NO open flames unless discussed with homeowner in advance - COI required for filming: damages, liability and equipment - NO loud music or disrupting the neighbors, particularly our small business neighbors on the ground floor!
