This gorgeous two-story property is on a quiet, production-friendly street in Glendale. The interior of this historic 1927 Spanish-style home situated in the foothills of the Verdugo Mountains has been fully renovated to modern standards while maintaining the historic character and charm of the exterior. Situated on the first floor are a spacious step-down formal living room with an elegant gas fireplace and double French doors opening up onto a large covered front patio; a custom-built gourmet kitchen complete with top-of-the-line Thermador appliances, custom cabinetry, granite countertops, ample lighting and a breakfast area with a bay window; a dining room with a custom wooden slab table next to a large window allowing for natural lighting and mountains views; and a cozy and inviting family room. Leading upstairs is a stunning curved wrought-iron staircase lit by an equally striking double-height historic stained glass window, where one will find the primary suite, consisting of an expansive bedroom with vaulted ceilings and a luxurious tile and marble bathroom with a massive walk-in double shower. There are three additional bedrooms, two of which are connected by a Jack-and-Jill bathroom. Completing the second floor space are two balconies allowing for outdoor shooting options. This property features a total of 42 windows, wide-plank oak hardwood flooring throughout the entirety of the 2,850 sq. ft. space; a well-maintained grass front yard with mature trees/fruit trees that is the perfect balance between striking, yet private; a backyard laid out with terracotta tiles and a covered patio; and a detached garage. The corner lot (no neighbors on one side) location allows for easy access and ample free parking. Please note these additional fees: $250 flat cleaning fee (for every production) $100/day utility fee $35/hour site rep fee (for productions with more than 15 people, an on-site rep is required) $250/night overnight shooting fee (plus a hotel room for residents if they need to be off-premises overnight as well, ie you are filming in the master bedroom.) $200/night equipment storage/walk-away fee if needed to keep equipment set up or stored in the house overnight.
