The front of the house offers a commanding hilltop perspective with wide views looking out over the neighborhood. It’s a perfect spot for establishing shots, vehicle arrivals, or capturing that "top of the world" residential feel. The Backyard: A True Production Canvas Unlike the cramped yards often found in the hills, we offer a generous, spacious backyard. While the perimeter is fenced for privacy, the interior space is wide and flat—ideal for setting up large exterior scenes, craft services, or outdoor lifestyle "vignettes." It’s a versatile, private area where your crew has room to breathe and move equipment without tripping over landscaping. We solve that with a wide driveway and ample, unrestricted street parking for equipment vans and passenger vehicles. Access: Flat, easy entry into the main floor. No steep stairs or narrow walkways to navigate with heavy gear or "Crafty" carts. Connectivity: High-speed Fiber Optic Wi-Fi is on-site for fast file transfers and remote "Dailies" uploads. --- SPECS & FACILITIES --- Dedicated Office: Fully furnished and ready for corporate or remote-work scenes. Rules & Cooperation Permit & Insurance: All commercial activity requires an approved FilmLA permit. We must receive a COI ($1M+ min) naming the owner as "Additionally Insured" 48hrs before load-in. Protection: Layout Board (Ram Board) is mandatory for all interior high-traffic zones. Site Rep: A dedicated Site Rep is required for crews over 10 people (paid by production). Hours: Strict 7 AM–7 PM residential window. Parking: Driveway must remain clear for gear; street parking is ample but cannot block neighbor access. Conduct: Zero tolerance for adult content, smoking, or pyrotechnics. Walkthroughs: Compulsory "before/after" walkthroughs. We are highly responsive and available for tech scouts.
