About the Space

80 acre private horse farm, I've been here for 30 years. We're a 60 year old working horse farm, not a show barn. 60x120 indoor arena, 100x200 outdoor arena, 50' rodeo sturdy round pen, 30+ stalls, 40 acres fenced for the horses in 5 different pastures. Down to a few horses now, my old pair wanders loose on the property. Madonna University filmed the horse scenes for their Married on a Monday senior project romantic comedy at the farm, our 2 paint horses "auditioned" for the equine lead, Kona is the horse in the movie. 2 RV electrical hookups, one north of the observation room, the other on the west (far) side of the indoor arena. Guests usually comment on how peaceful it is. Observation room 25x25' looking out over the indoor arena, yellow pine paneling with concrete floor. Small office 10x20 southeast corner of the observation room. Hay loft runs the entire north (long) side of the indoor arena, provides easy camera angle for above the action. Cottage is 25x25, board and batten, old grey paint peeling. Large level parking area in front of the observation room, driveway, parking area, and access to the outdoor arena can handle double gravel trains. I keep the gate to the road locked as a matter of course Pastures are beautiful, buildings are"Rustic", lots of maintenance that needs to be done (portions of fences down, in need of paint). Wetlands (about 10 acres) between the dirt road and the main barn, woods north of the fenced fields (about 20 acres). Only a few neighbors and they are pretty far away, nearest neighbor has a lovely log house that might be used as background. Indoor arena With the swamp we're also a pretty good nature preserve, regularly see 10 or more deer in the horse fields, herd of 10+ wild turkeys do a lap around the property pretty much every day. Ground hogs in and around the barn. I have 7 indoor/outdoor kitties (more indoor than outdoor, 3 of them visit with guests pretty regularly) Well for water on the property but most people bring bottled water. Old fragile farm plumbing, bring your own porta potties. 4-horse gooseneck head to head horse trailer, 8' tall insided, side ramps. 25HP Kubota tractor with bucket and implements for grooming the arena and mowing. Wifi service is available and good but I don't subscribe. Madonna Universtiy Film and Broadcast Arts program a resource. An hour northwest of Detroit Metro Airport, half an hour north of Ann Arbor, 45 minutes east of Lansing. Private airport (Howell) about 20 minutes west of the farm, I'm told they use my barn as a landmark for flying lessons so there's sometimes plane noise. MSU Life Flight helicopters base out of Howell airport, and are regularly seen flying headed to UMich Medical Center in Ann Arbor. Hot air balloons also nearby and sometimes spotted.
