Waterfront Cottage – Tons of Parking & Space!
A Family-owned four season cottage on very private property that is south-facing with all-day sun, a sandy beach for young swimmers. It is forested, set on 1.5 acres with 240ft of waterfront on Broad River that connects to three spring fed lakes! This property is conveniently located only 1.45mins from Toronto and close to Lake Joseph, Lake Rosseau, and Parry Sound, In the heart of Muskoka.
There is miles of boating, fishing, snowmobiling and ATV trails right from the cottage! It features a spacious open-concept kitchen and dining area viewing the water. It is fully equipped including stove, full size fridge and freezer, dishwasher, microwave, toaster, blender and coffee maker. Large wood -burning fireplace with lots of comfortable seating for reading, movies or gaming around the 75” Flat Screen TV. There are Ceiling fans in the living room and master bedroom, along with a modern look and they are fully furnished. There is a strong cell phone connection throughout! Beds are always changed with fresh linens as required.
Laundry is available with washer and dryer. Access will be provided to the cottage and fire Bunkie, however, not typically to the garage space. There is tons of parking at the front for all your cars/trucks/atv/trailers/boats and snowmobiles.
We have plenty of seating outside around the fireplace and a full walk around deck along with a hammock, water inflatables/toys and 1 Kayak is available for free to use with lots of life jackets. 2 BBQ gas cylinders are included per booking.
EQUIP/RENTALS - EXTRAS
There are 2 2018/19 Seadoos available for rent from owner - subject to availability and approval with valid PWC boat license. $3000/wk for both PWCs. Includes on-lake orientation and assessment.
Fishing Boat is available for rent at $100 daily. It is a 14' crestliner with a trolling motor and a 9.9hp mercury motor
Rental does NOT include use of motorized boats, snowmobiles or ATVs that may be onsite- some boat rentals may be available at our neighbourly Seguin Marina.
Other things to note
Boat launches are available on lakes. General store very well stocked with groceries, LCBO and hardware, 3 minutes’ drive. Additional shopping available in Parry Sound (Sobeys. Canadian Tire, Walmart, Home Depot, Dollarama and more). 15min drive
Water is drinkable, (99% MicroFilter) but not in large amounts. excellent quality for cooking and washing. Bringing bottled water is recommended, although there is some bottled water in the kitchen.
This property is on a septic-system, it is HIGHLY important and appreciated to only flush toilet paper.
