About the Space

A classical Georgian country house with a converted courtyard, comprising of four lavish bedrooms, designed to a high specification with their own sitting area and private bathrooms. In addition there is a range of outbuildings including a coach house. A recently renovated gate lodge, all set on private grounds extending to about 8 acres. The tranquil setting is one of the property's key attractions. A fine three bay, two-storey country house with dormer attic. The south-facing house is set back from a quiet country road. It is approached via a sweeping gravelled avenue lined with mature trees which leads to a parking area. The residential accommodation is laid out over three floors and is of generous and elegant proportions, extending to about 610 square metres/6,565 square feet. It embodies all the fine period internal features of the Georgian era with sash and case windows, shutters, hard wood floors, architraves, picture rails, flagstones, cornicing and ceiling roses. An unusual feature is the weather-slated front façade which is covered with well-established Wisteria and beautiful Virginia Creeper. On entering the house, a wide entrance hall with fanlight above the door leads to two formal elegant and bright reception rooms; the restaurant/dining room and drawing room, both of which include decorative fireplaces. The inner hall opens into a commercial kitchen (including an Athanor cooking suite) and a family dining room/study. A wing on the west of the house, accessed from the dining room/study, includes a sitting room, rear entrance, utility room and WC. It also has a second staircase leading to the bedroom accommodation. There are four bedrooms on the first floor, one of which is en suite while another is laid out as a master suite with dressing room and bathroom. There is also a family bathroom at this level. The second-floor accommodation includes two further bedrooms, a living area and shower room. The accommodation is well laid out for formal entertaining and family living, as shown on the accompanying plans. Courtyard A focal point of the property is a range of traditional restored outbuildings which form a courtyard to the rear of the house. Constructed of red brick and beneath pitched slate roofs, the courtyard is laid to gravel with a central turning circle. It is accessed from the eastern side through a gated entrance. The western wing includes four guest bedroom suites and a laundry. Each of the bedrooms has independent access to the courtyard and feature French windows which open onto private terraces and the walled garden. The courtyard accommodation extends to about 168 square metres/1,808 square feet in total. The remainder of the courtyard comprises a range of stores extending to about 215 square metres/2,314 square feet in total. The focal point is the substantial double height former coach house which offers potential to be developed and converted into either a function room or further residential accommodation, subject to obtaining the necessary planning permission. An outdoor wood oven is a notable addition to the courtyard. Outbuildings A three-bay Dutch barn is adjacent to the courtyard and is used for general-purpose storage. Grounds The grounds extends to about 3.4 hectares/8.0 acres in total. The house and courtyard are positioned centrally within the grounds, which are a notable feature of the property.
