About the Space
Raw commercial flex space spanning three distinct vertical environments — ground-floor corridor, second-floor lounge, and rooftop deck — each with its own character and production utility, all accessible from a single building with street-level glass storefront load-in. The ground floor is a long corridor with polished concrete floors, exposed white-painted wood beam ceilings with integrated flush skylight panels, and a full-length warm red-orange brick wall running one side. Corrugated metal partitions frame private offices on the opposite side. The brick-versus-steel texture contrast delivers built-in production value, and the long sightline down the corridor makes single-point perspective shots effortless. Diffused natural light stays soft and even all morning through the ceiling skylights. The space reads immediately as a coworking hub, startup war room, detective bureau, tech company, or production HQ depending on how you dress it — and the warm amber leather seating, copper globe pendant, and tufted Chesterfield in the reception area do most of that dressing work on their own. The second floor shifts tone entirely. Herringbone light-oak flooring, ceiling-mounted industrial track lighting on exposed conduit, and walls hung with bold black-and-white photography and pop-art prints give it an editorial warmth that contrasts sharply with the raw ground floor. A pool table anchors the center, flanked by curio shelving loaded with basketballs, vintage books, a brass globe, whiskey bottles, and collectibles that dress themselves. Off this lounge sits a private executive office with its own large overhead skylight, a mahogany desk, tufted leather chairs, Persian rug, framed credentials, and a mounted blue marlin on the ceiling. That room alone sells a CEO, mob boss, sports agent, or conspiracy theorist with zero additional art department work required. The rooftop is a wide flat concrete tile deck with corten steel perimeter rails oxidized into a deep amber-rust tone — a natural color contrast against the Southern California sky that photographs well at any hour. Wicker lounge furniture, a fire pit, a gas grill, and flush skylight panels dot the deck. Morning shoots get soft diffused east light; golden hour turns the corten rails warm and the sky opens wide. For events, the three levels operate simultaneously: the corridor handles registration and branded activations, the second-floor lounge works as a cocktail or breakout space, the executive office doubles as a VIP green room, and the rooftop handles open-air gatherings, brand launches, or wrap parties. Pricing: Pricing is based on the total number of cast and crew or guests, as well as the areas you plan to use during production or events. Rates listed are for a single area only, and additional areas will need to be discussed and agreed upon. Let's jump on a call ASAP to discuss your needs—we strive to be as budget-friendly as possible!
