About the Space

Second Floor Boutique Studio with a Wall of Windows. **Note there is a STRICT 3-hour/$270 minimum to rent this space. *No Music Video Recordings allowed. Photo shoots only I am a full-time photographer and typically use the studio daily from 10am-4pm but feel free to reach out and see if it is available. THE ONLINE AVAILABILITY CALENDAR IS NOT KEPT UP TO DATE. YOU MUST INQUIRE FOR AVAILABILITY. This second floor boutique studio is located in the established Dilworth area of Charlotte. Nearby parks, restaurants and small businesses make this a desirable location just outside of Uptown. Approximately 700 square feet and an open floor plan with gray hardwoods make this a great space for a photo shoot. A bathroom is provided. Furniture includes 2 couches, 1 Soft High-back chair, a coffee table, as well as two ghost chairs and wooden table. Spacious closet houses a Nespresso coffee machine, mini - refrigerator, clothing racks, audio equipment and photography accessories. Photography equipment available for use includes: -3 Elinchrom strobes with transmitter. -Various light modifiers -V-flats for reflection or backgrounds -Tall Flat panels to block windows light -White seamless paper backdrop -Green seamless paper backdrop -Black seamless paper backdrop -27" Apple Thunderbolt Display with tether., (Bring your own MacBook and Lightroom) -Wacom Tablet and Pen *No cameras or lenses are available for use. **The space is located on the second floor accessible by stairs only. **Wifi HOST RULES: NOISE No loud music allowed. The space is in an active business building with other tenants running businesses. Music should be kept to a background level at most. There will be at least a $250 penalty if we receive noise complaints from other tenants or the landlord. **No refunds will be given for time not used if guest has to be asked to leave the premises early. OVERTIME Overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Guest must remove any equipment or rentals brought in. **TIME FOR SETUP AND TEARDOWN SHOULD BE FACTORED INTO NUMBER OF HOURS REQUESTED.** CLEANING / DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file. MISCELLANEOUS There is no smoking or vaping allowed in the space. NO GLITTER, CONFETTI OR TINY SEQUINS. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. Please set the thermostats back to 75 Auto/Cool setting prior to leaving.

    This is a beautiful space in which we rented from Brian to hold my daughter’s bridal shower. Everything was perfect, clean and well stocked. Brian was super communicative and easy to coordinate with. I highly recommend!
