About the Space

As you enter this pristine modern house you’ll be amazed by a sparkling pool in front of you that has an explosive Santa Monica ocean view through the large sliding/ bifolding glass doors.. you’ll also be drawn to look at the spiral staircase that leads to the Rooftop and a 360 degree View of all of LA including Downtown skyscrappers, Hollywood Sign, Santa Monica Ocean, Malibu & Palos Verdes.. the rooftop comes with a bar & a seating space for up to 8 people including lounges and a table fireplace to enjoy the views and romantic sunsets with glasses of wine.. The backyard offers an 8 people size Jacuzzi that is flying in the air with amazing sunset views through the glass fence, a large built in BBQ patio with barstools & swing seats to take your mind to the sky, a projector to enjoy movie nights or party videoclips from the Jacuzzi, a corner firepit table outdoor seating set, & a mini Golf course as well as alot of space for entertainment & parties for up to 50+ people.. just Amazing 😍 PLEASE NOTE: ​ The basic booking with no add-ons gets the guests access to ALL the space in the house, including: Interior: - All Living rooms - 1 Guests Bathroom - Interior Bar - Dining Room ​ Exterior: - Backyard - Rooftop - Pool Courtyard area - Exterior Bar The following rooms are NOT included in the basic booking and can be requested separately as add-ons at check-out: ​ - Bedrooms - Kitchen (which allows cooking and using all cookware, if added) - a 2nd bathroom for the guests Please NOTE: - Please check the ADD-ONS section on the listing and add ANY that you would need to your booking beforehand to have them ready for you the day of your booking. RULES: For bookings for more than 25 guests, we REQUIRE the 2nd bathroom ADD-ON to be added to your booking for convenience and safety. Please add it if your booking is for more than 25 guests. - You are required to bring your own trash bags, collect all trash and take it with you at the end of your booking. Leaving garbage or any trash bags behind or in the property's street bins will result in a $400 extra penalty. - If you did not add the driveway ADD-ON, you cannot use the driveway to load/unload or park. Using the driveway will result in a $500 extra charge. - No smoking allowed on the property. Smoking will result in a $400 extra penalty. - Only total amount of guests booked for are allowed on the premises. - No taping on the walls of the property allowed. Taping on the walls will result in a $400 extra penalty. - Music volume needs to be at a reasonable level that it cannot be heard from outside the property with doors closed. We do not allow any music after 10pm, we have a strict noise policy. We reserve the right to terminate the booking without refund if any of these policies are not honored. - No parking in front of neighbors driveways allowed. - A refundable deposit for damages might be requested by host for bookings over 20 guests.     First, I want to thank Sarah for accommodating us on such short notice. The location itself was great, and we genuinely appreciate her flexibility in helping make the shoot happen. That said, after more than 10 years in production, I've never encountered so many à la carte fees associated with a location rental. Charges for items such as Wi-Fi, a changing room, and a "no permit convenience fee" were unexpected. There were also discussions around additional fees for things like unloading gear, using the kitchen, and restroom access. In my experience booking through Giggster, Peerspace, and other location platforms, the standard expectation has been that the rental fee provides full access to the location and its basic amenities. The only environments where I've seen a similar fee structure are major studio lots such as Paramount or Warner Bros. Where there are extensive facilities, security requirements, and major studio level operations.

    The location itself is absolutely beautiful and photographs very well. However, the overall experience was disappointing. We didn't receive entry instructions until about an hour before our booking, which made planning stressful. When we arrived, someone was still inside the property and didn't leave until after our scheduled shoot had already begun. The listing also charges a $400 cleaning fee, but the space was surprisingly dirty upon arrival. Our model arrived wearing a brand-new pair of white socks, and after walking around the house for just a few minutes, the bottoms were completely black from the floors. Additionally, while the hourly rate appears affordable, there are several extra charges that aren't immediately obvious, such as $25 for Wi-Fi and $40 for air conditioning. We were also asked to pay a $350 filming permit fee even though we were only shooting simple social media content with our phones. The location is gorgeous, but the communication, cleanliness, and overall management could definitely be improved.

    The location itself was very nice and generally matched the listing. We really liked the space and felt it would be a great fit for our production. However, the overall booking experience was disappointing due to communication issues, a lack of transparency, and additional costs that arose later in the process. Before booking, we scheduled a location walkthrough with the host. A meeting time was provided, but the address was never sent. We followed up multiple times requesting the address and received no response. We had already informed the host that we were traveling from a considerable distance and needed to plan accordingly. Because the address was never provided, we ultimately wasted an entire day that had been set aside specifically for the walkthrough. Despite not being able to complete the walkthrough, we still decided to move forward with the booking because we genuinely liked the location and believed it was a good fit for our project. After the booking was confirmed, the host proactively contacted us to ask whether we had a filming permit. We clearly explained that this was a very small production with only one actor, a crew of approximately 6–7 people, minimal equipment, and no large lighting setup. We also explained that we had only booked the location for three hours. We clearly informed the host that we would not be obtaining a permit. At that time, no concerns, restrictions, or additional requirements were raised. However, after the reservation had entered the non-refundable period (48 hours after booking), we were informed that a permit-related fee would be required. Had this requirement been disclosed earlier, we would have had the opportunity to evaluate other locations and make a different decision. Another concern was the number of additional fees associated with the location. While some of these fees may have been listed on the booking page, it was difficult to fully understand how they would ultimately apply to our specific production and what the total cost would be before booking. As a production company, we understand that locations may have additional fees and restrictions. However, when multiple potential charges, permit requirements, parking fees, and usage conditions are involved, it becomes difficult to accurately compare locations and make an informed decision. Additionally, the usable filming area was much more limited than we initially expected. In the end, we were only permitted to use a small portion of the living room and a small section of the backyard, while the majority of the property was off-limits. We understand that locations may have usage restrictions, but when combined with the additional requirements, fees, and permit-related issues, it became even more difficult to evaluate the overall value of the booking. Had the permit-related requirements and the expected overall costs for our specific production been clarified earlier in the process, we would have been in a much better position to determine whether this location was truly the right fit for our project. The location itself was not the issue. However, we strongly recommend that future productions confirm all permit requirements, parking fees, usage restrictions, accessible filming areas, and any potential additional charges in writing before booking in order to avoid unexpected costs and complications later in the process.

    This space exceeded every expectation for our shoot. From the moment we walked in, the aesthetic, energy, and overall setup elevated the entire production experience. Our cast and crew genuinely enjoyed filming here, and the location translated beautifully on camera with a polished, high-end cinematic feel. If you’re looking for a space that inspires creativity while delivering luxury-level aesthetics for your project, this is absolutely the place to book. Also, Sarah was incredible throughout the process: professional, responsive, accommodating, and attentive to every detail we needed during production. She made the experience smooth from start to finish. Highly recommended.

    Don't be fooled by the low hourly. Everything is an add-on! A small tape residue on the outside window frame could have been cleaned in 5 minutes, but we were charged $250 to "repaint" the entire frame. This feels like a money grab and totally dishonest. Never again.

    This was a fairly rough experience. I want to be transparent, and take out any emotion, so everything I share is simply what happened. It was fairly easy to communicate and schedule everything with the host so that was a positive. That's about the extent of the positives. The house was not clean and ready for our event. There was a paper grocery bag in the kitchen that had what I can only assume was dog poop in it. It was disgusting. I took pictures of some items but not everything. There was dog poop all across the turf in the back yard. There were up charges on EVERYTHING. If we wanted to use the air or heat, which it happened to be very cold and rainy the day before, it would cost extra. I've just never experienced anything like this before when renting spaces. We rented this space for a work event. All we were doing was gathering together to talk strategy for our sales team and the upcoming year. I just wanted to give them what looked like a better venue than a conference room. In the midst of one of my team members presentations, a random woman, apparently she lives on the premises comes walking into our space. We all stop because we were unaware that anyone else would be there during our time. She comes into the kitchen, which we were renting, she says hi, and then takes her dog out to let it pee/poop on the turf again. She was in and out multiple times during our rental. Lastly, we were sitting, having a discussion, and my team member relaxed in one of the grey dining chairs and it collapsed on him. It broke! He hit the ground, his computer he was holding fell, and the chair was in two pieces. I let the host know what happened and how it happened. She then messages me 5 hours later or so, and she says that we broke one of her chairs and we need to replace it. She then says, they don't sell them in single's so she'll need to replace them all. I pushed back and let her know again exactly what happened. Instead of asking if he was ok, or having any empathy, she was horrible to deal with and expected us to cover the cost. Even though I believe it was just a cheap chair and that was the reason for it breaking, I still paid to have the chair replaced. She was just miserable to deal with about it. Needless to say, I would not recommend this venue nor would I ever choose to use it again. Horrible experience.
