*IMPORTANT INFORMATION FOR BOOKING *No Smoke/Vapor or Steam Machines are allowed as these will set off the alarms.* BUILDING GUIDELINES We operate a commercial office building dedicated to various office-related activities. We aim to maintain harmonious coexistence among our occupants, who predominantly use the building for office purposes. BUILDING HOURS Our building is open 24/7 for film shoots and tenant use, with round-the-clock security personnel available. MANAGEMENT HOURS Our management team is available between 9:00 a.m. and 5:00 p.m. Monday through Friday. These hours are ideal for scouting purposes. Security staff is present outside these hours and can accommodate bookings, but they do not provide space tours after management hours. WHAT IS INCLUDED WITH YOUR SPACE & SOUND CONCERNS Your booking includes the usage of your suite for the specified time. Given our proximity to the airport, we do not have noise from passing planes. While the air conditioning in some units has been a sound concern in the past, we recommend visiting in advance to assess your suite. Explore our other listings for a variety of available spaces. PRIVATE SPACES Private spaces are best suited for projects requiring complete privacy without interruptions. Please communicate your plans to ensure they align with the available suite. COMMON SPACES Shared spaces, such as the Lobby, Elevators, Stairs, Hallways, Bathrooms, and Parking Lots, are regularly used by tenants who have leased office spaces. Exclusive access to certain common areas can be arranged with advance notice, but shared spaces cannot be closed off for exclusive use without prior arrangement. PARKING/LOADING The parking rates are $16.50 for the garage and $30 for alley parking, available from midnight to midnight. One free vehicle can be parked in the loading and parking area, subject to availability. Cars can be parked in the Alley or Lobby if spots are available. Please note that we do not provide dollies. AC HOURS Air conditioning operates from 8:00 am to 6:00 pm on weekdays and from 8:00 am to 1:00 pm on Saturdays. There is no AC on Sundays. After-hours AC usage costs $75 per hour, and we require three business days advance notice for activation. ELEVATOR HOURS Elevators operate 24/7. They are open from 6 am to 6 pm on weekdays and from 6 am to 1 pm on Saturdays without needing an access card. For usage outside these hours, please arrange an access card through our security team in exchange for your ID. Wifi Wifi is available in various areas of our building. If your suite does not have wifi access, you can book a conference room that provides it or use our Lobby wifi. TRASH AND CLEANUP Please return the space to its original condition at the end of your booking. Remember to turn off the lights, dispose of trash in designated cans, open blinds, and return furniture to its original position. *SMOKE MACHINES ARE NEVER ALLOWED* They will set off the fire alarms. Locations was great. We are shooting a film and the sound was pretty tough with people coming in and out of building, but the host Judy is great to work with and we have used this building for many shoots.

We had a great film shoot today using the lobby area. From booking to filming day, Mark and Judy made it easy for us and we couldn't have asked for better conditions and location! Highly recommend this space - you can choose from the lobby or the many office settings that have within the building.
