The land is buffered by mature woodland — private, quiet, and easy to shoot wide without leaving the grounds. Morning and late afternoon are the property's best hours. The bookable interior is the guest cottage: a fully equipped, design-forward house with a black-and-marble kitchen against original exposed stone, a dining room with stone knee-wall and painted beams, styled bedrooms (one with fireplace), a skylit sleeping loft, and a screened porch — running as set, greenroom, production hub, or meeting base. Natural light throughout. One group at a time. The main house is a private residence and is not accessible — which means when you book, the property is yours: no other crews, no shared spaces. Production notes: free onsite parking with room for trucks and production vehicles on the private drive (advise vehicle list at booking), wifi, kitchen, restrooms, and a host on site for walkthrough and questions. Crews get straightforward answers and a property that does most of the work. Two centuries of patina you can't rent from a studio.
