This stunning Amestoy Estates home in Encino is built for entertaining, whether you are hosting a small dinner party, a large event, or need a space for filming. Please feel free to reach out with any questions or to arrange a time scout the space!
GENERAL ABOUT: The house is located on a corner lot with a guest house, spacious private backyard with a large pool, grassy areas and patios, and built-in BBQ. The lower floor offers large, bright windows with high ceilings and an open floor plan with seamless indoor/outdoor access. Side gates on either side of the house offer access to the backyard and guest house. The main house is minimally furnished to accommodate our guests’ varying needs. The neighborhood is quiet with very little street traffic. The circular driveway can fit 8-10 cars but there is always ample street parking available too. The neighborhood is private and safe, with armed security patrols at all hours.
MEDIA SYSTEM: The home is equipped with a theater-quality sound system connected to an 85” television, with the ability to stream music to speakers located throughout the first floor and entire backyard. Let us know if you’d like to utilize these for your booking (there is no additional fee, but it’s a bit complicated if you’ve never used it before). There are two additional televisions which can be used as monitors.
NOISE: We do live in a residential neighborhood and expect our guests to be considerate, please be upfront about the type of event you are hosting (at the very least, so we can give the neighbors a heads up!). You can be as loud as you’d like inside the house, but outside quiet hours start at 10PM
AMMENITIES: There are three bathrooms located on the first floor. The guest house has a fridge and freezer that are available with advance notice. There are various yard games (connect 4, jenga, etc) and pool floats. The guest house has a range and oven, while the main house has a full chef’s kitchen. The BBQ grill is available for an additional $150 cleaning fee. The pool and jacuzzi can be heated for an additional fee (typically $250) with advance notice (it takes time to heat!). The pool can range from 55 - 85 degrees depending on the time of year.
PERSONNEL & SECURITY: During your booking, there will be someone on-site, out of your way. Please let us know if you have any concerns about this. If you are hosting a larger event (40+ people) you may be asked to hire private security.
CLEANING & SETUP: Please factor in setup & cleaning time into your booking. We do NOT charge an additional cleaning fee if the space is left how you found it. This is also a residence, and we ask our guests to please just be respectful of the space as they would their own home- most everything can be moved around to suit your needs. However, if there is any damage or cleanup “outside the norm”, you will be charged for the damages and for the cost of a professional cleaning crew.
BOOKING: The whole property is available to rent for the listed price but if you are looking to only rent the guest house or an individual room or area, please reach out regarding your specific needs and pricing! We are flexible and want to make sure you have everything you need to make your event a success.

I would totally recommend this amazing space .the owner(mesa) is a great person ,with a great personality and very nice all around the place was great very big and so much creative space to work with thankyou so much
