ABOUT THE SPACE: Located in Seattle's Sodo district, 1712 Studios is a modern industrial loft spanning two full floors and built for events, productions, and unforgettable experiences. 6,000+ square feet of open space with soaring ceilings, polished concrete floors, and expansive floor-to-ceiling windows that flood the room with natural light. Versatile, stylish, and ready for anything from an intimate private dinner to a full-scale production. We're available until 2am. Every booking includes 100 chairs, 6 tables, a professional sound system, DJ setup area, and a full bar with sink. BYOB welcome. Outside caterers welcome. ALCOHOL & STAFFING: BYOB welcome — bring your own alcohol and skip the hosted-bar markup (comparable venues run $15–25 per guest before tip). Alcohol service fee: $5 per guest ($200 minimum) — covers compliance and extra cleanup. Bar setup, ice, and compostable cups included. You bring the alcohol, ingredients, garnishes, and your WA banquet permit. Bartenders: staffed exclusively through 1712 Studios, $65/hr (about 1 per 150 guests). Outside bartenders are not permitted. Security: $75/hr per guard, booked through us — required for alcohol, events past 10pm, or 100+ guests (about 1 guard per 100 guests).
