Situated in a residential neighborhood of Culver City, this 2 story modern with industrial style kitchen and backyard pool is ideal for many event needs. Film/Photo shoots Private parties Pool Parties Birthday Parties * Hours of rental SHOULD include set-up/break-down and clean-up. If your event runs longer than the hrs booked, additional charges will be assessed and maybe deducted from the original security deposit. * The $200.00 cleaning charge is intended to prepare the space for your event, NOT for cleanup after your event. Failure to clean up after your event could cause forfeiture of your security deposit. * NO smoking inside the residence. Note: Video surveillance is located on all four sides of the exterior of the building. This is for the safety of all involved parties. IMPORTANT NOTICE: Pool temperatures can vary greatly through out the year. It may therefore be necessary to heat the pool in order to ensure a more comfortable swim. Raising the pool temperature can take up to a day and therefore MUST be requested prior to the event. The Jacuzzi on the other hand can be heated in approximately 30 minutes. The additional cost of heating the pool/jacuzzi is as follows: Pool - $200.00 per Event Jacuzzi - $200.00 per Event (These “Add On” charges must be added to the original booking request). No parking where not permitted and no blocking of neighbors driveways. Guests must remove all trash and debris by the end of the booking. In other words, the resident should be in the same condition it was delivered at the beginning of the rental period. Furniture and decorations may be moved but must be returned to their original location by the end of the booking. Over Time Rate: is 1 1/2X the normal rate and O/T is described as any time over the stated agreed upon time in the contract. Only tape that does not cause damage can be used on the walls. Nudity is allowed inside the residence only. The space in located in a quite residential district. Excessively loud music will therefore not be tolerated. An On-Site manager manager may be required depending on the event. This will be decided before the booking can be completed. Guest must provide valid permits for all vendors. Production Insurance is required. Guests must remove all debris and machinery by the end of the booking. Producer will place lay-out board or furniture padding on the exterior areas where there will be heavy foot traffic.
