*IMPORTANT INFORMATION FOR BOOKING*
NOTE: All bookings must be made in written form to ensure clarity and adherence to our guidelines.
We operate as a commercial office building dedicated to various office-related activities. We aim to maintain a harmonious coexistence among our occupants, who predominantly use the building for office-related purposes.
Our building is open 24/7 for film shoots and tenant use, with round-the-clock security personnel available.
Our management team is available from Monday to Friday between 9:00 am and 5:00 pm. These hours are ideal for scouting purposes. Security staff is present outside these hours and can accommodate bookings but do not provide space tours after management hours. We insist on written bookings to minimize any potential confusion during our off-hours.
WHAT IS INCLUDED WITH YOUR SPACE & SOUND CONCERNS
Your booking includes the usage of your suite for the specified time. Given our proximity to the airport, we do not have noise from passing planes. While the air conditioning in some units has been a sound concern in the past, we recommend visiting in advance to assess your suite. Explore our other listings for a variety of available spaces.
Private spaces are best suited for projects requiring complete privacy without interruptions. Please communicate your plans to ensure they align with the available suite.
Common spaces, such as the Lobby, Elevators, Stairs, Hallways, Bathrooms, and Parking Lots, are regularly used by tenants who have leased office spaces. Exclusive access to certain common areas can be arranged with advanced notice. Common spaces cannot be closed off for exclusive use without prior arrangement.
The parking rates are $16.50 for the garage and $30 for alley parking, available from midnight to midnight. One free vehicle can be parked in the loading and parking area, subject to availability. If spots are available, cars above 6' 2” can be parked in the Alley or Lobby. Parking permitting is straightforward, as we are in LA County. Please note that we do not provide dollies.
Air conditioning operates from 8:00 am to 6:00 pm on weekdays and from 8:00 am to 1:00 pm on Saturdays. There is no AC on Sundays. After-hours AC usage costs $75 per hour, and we require three business days' notice for activation.
Elevators operate 24/7. They are open from 6 am to 6 pm on weekdays and from 6 am to 1 pm on weekends without needing an access card. For usage outside these hours, please arrange an access card through our security team in exchange for your ID.
Wi-Fi is available in various areas of our building. If your suite does not have Wi-Fi access, you can book a conference room that provides it or use our Lobby wifi.
To film on our premises, please provide general liability insurance. We recommend using the Thimble app for a quick and easy insurance solution.
TRASH AND CLEANUP
Please return the space to its original condition at the end of your booking. Remember to turn off the lights, dispose of trash in designated cans, open blinds, and return furniture to its original position.
*SMOKE MACHINES ARE NEVER ALLOWED* They will set off the fire alarms.
