About the Space

Approximately 1,600 sq ft multi-zone industrial warehouse studio in East London, suitable for film productions, fashion editorials, music videos, brand campaigns, performance shoots and creative projects seeking an authentic brutalist environment. The warehouse has been independently designed and developed on-site, combining textured concrete walls, exposed steel structures, suspended chains, raw industrial materials and custom-built concrete and metal features. The result is an immersive, cinematic space with strong architectural depth—distinct from a conventional white-box studio. The main open shooting area is approximately 80 m², with ceiling heights of approximately 3.4–4 metres depending on the zone. The layout is adaptable for small to mid-sized productions, while larger crews and more complex setups can be discussed in advance. Industrial Workshop and Props The property includes an authentic, functioning metalworking workshop with fabrication equipment, raw steel, industrial surfaces and workshop structures that can be incorporated into a production by prior arrangement. A curated collection of custom-built props and sculptural elements is available on-site, including: • Suspended chains and hooks • Raw steel frames and structures • Custom concrete furniture • Brutalist architectural pieces • Handmade metal sculptures and industrial objects Set Building and Fabrication Support Productions are welcome to bring, construct, dress and install their own freestanding sets within the warehouse, subject to the proposed design, materials and construction methods being agreed in advance. Set-building and strike time must be included within the booking. Nothing may be permanently fixed to the walls, floor, ceiling or structural steel without specific permission, and the space must be returned to its original condition after the production. On-site set-building and fabrication assistance is also available for an additional fee. This can include practical build support, custom m Many elements can be repositioned or removed with prior agreement, allowing the space to transition between clean industrial minimalism and darker cinematic or post-industrial aesthetics. Live or staged welding-spark visuals can also be arranged as a production add-on, subject to prior discussion and appropriate safety controls. Use of tools, workshop machinery, welding equipment, sparks or fabrication areas is strictly by prior arrangement. Equipment must not be operated without specific permission and supervision. Access and Facilities A large roller shutter provides direct ground-floor load-in access. Production vehicles may be brought inside the warehouse by prior agreement, depending on their size and the planned activity. The property also includes: • Three-phase power • Multiple 16A power outlets • Two private off-street parking spaces • Dressing and makeup room • Office or production holding area • Toilet facilities • Functioning workshop garage • Exterior load-in area • Movable props and architectural elements Any proposed lighting attachment or temporary rigging can be done but must be discussed and approved in advance. Nothing may be attached to the structural steel or ceiling without prior agreement and an appropriate safety plan.
