This spectacular 1920's house, tucked in a quiet hillside neighborhood, features high ceilings, sweeping views, curated French furniture, dramatic staircases, and a lush, wild garden. Every corner offers texture, mood, and story — perfect for capturing cinematic moments. Notable clients include: Revolve, Refinery29, Billboard, Playboy, Levi’s, Nasty Gal, Shein, Unique Vintage, Prom Girl, MTV, Starbucks, Disney, Joyrich, Amazon, Miss Lola, Savage X Fenty, Teleflora, Minnie Style, Brat, musical artists, and celebrities. Included in Base Rate (Mid-Level Only): • Living room • Dining room • Tea room • Balcony • Kitchen • Black bathroom • Outdoor patio & garden Add-Ons / Additional Fees: • Jungle Nana bedroom (banana leaf wallpaper): +$350 • Sweet Flamingo bedroom (flamingo wallpaper): +$200 • Lower apartment (parrot/jungle wallpaper, black & white striped bedroom): +$250 (based on availability) • Location manager fee: +$25/hour for crews of 7 or more • Early/Late shoots: +$50/hour for bookings before 8am or after 8pm IMPORTANT – PERMIT NOTICE: A film permit is required by the city for: • Any shoot with 10 people or more • Any shoot involving an equipment truck • Any shoot planned in the front of the house, outdoors, or anywhere on the property It is the guest’s responsibility to obtain the proper permits in advance. Additional Info: • The property is multi-level — please note there are stairs to access the space • The fireplace is decorative only and not for use • The garden is steep and wild (especially dry in summer) • Pets live on the property 💰 Damage Security Deposit: • A $500 refundable damage deposit is due at check-in after the walkthrough (Venmo, CashApp, or cash accepted) • It will be returned at checkout on the same day, pending a damage inspection. 👤 Location Manager Fee: • For productions with 7 or more people, a $20/hour location manager fee will be added for the full duration of your booking. ⏰ Setup & Tear Down Time: • Your reserved time must include all setup and teardown. • If your team needs 30 minutes to prep or wrap, please account for that in your booking. 📌 Additional Rules • No shoes indoors (except for on-camera talent during takes). Shoe covers are ok. • Mats and tennis balls are required on all C-stand legs to protect the floors. • No drinks or food past the kitchen, except water • No pets allowed. • For shoots of 20 people and over, additional cleaning fee of $100 on top of the regular fee • Overtime is x 1.5 hourly rate
