The 1,000 sq ft rooftop is the hero space. It has open sky, ocean breeze, all-day sun, lounge seating, umbrellas, a new pergola, and added greenery that creates a softer rooftop oasis feel. It works well for sunset shoots, fashion, lifestyle, wellness, fitness, interviews, branded content, and client holding. The house is ideal for productions that need variety without company moves. Possible looks include rooftop lifestyle, golden-hour portraits, outdoor dining, BBQ, modern kitchen scenes, bedroom and bath setups, freestanding tub, steam shower, office scenes, interviews, media room, talent prep, HMU, wardrobe, client lounge, and private Venice exterior moments. The property includes bright modern interiors with white walls, wood floors, neutral tones, strong natural light, 3 bedrooms, 3 full bathrooms, 2 workspaces, chef’s kitchen, smart TVs, fast WiFi, reverse osmosis alkaline drinking water, tall private gates, exterior security cameras, and private outdoor decks. Natural light is strong throughout the day. East-facing areas get soft morning light. West-facing spaces get warmer afternoon and golden-hour light. The rooftop offers open daylight all day, with the pergola and greenery adding shade, texture, and visual depth. Blackout curtains are available on major windows. We have hosted over 100 productions, including TV pilots, feature films, commercials, fashion shoots, music videos, interviews, web series, cooking shows, student films, branded content, and editorial campaigns. On-site production equipment may be available upon request. We are filmmakers, photographers, and producers ourselves, so we understand production flow, lighting, loading, staging, HMU, client areas, and how to help crews move efficiently. Parking includes tight 2-car tandem parking, nearby street parking, paid lots within walking distance, and rear alley/carport access for load-in and load-out. Production insurance required. Security deposit required. Site rep required. No smoking indoors. No loud noise between 10 PM and 7 AM. Furniture and wall art may be moved only with site rep approval.
