About the Space
Wykeham Lodge is ideally located in a popular conservation area. It’s perfect for commuters being 5 minutes walk from Preston Park station (with links to Gatwick, London Victoria and London Bridge). Local bus services provide easy access to Brighton city centre and the seafront and there are shops and a Sainsbury’s close by. Preston Manor and Preston Park offer recreational facilities in 67 acres, including eight tennis courts, three bowling greens, four football pitches two cricket fields, two basketball courts, a cycle velodrome and a partridge on a Pear Tree! - also, plenty of paths for running/jogging and all within walking distance of Wykeham Lodge. Built in 1840, the villa, hiding behind wooden gates and a traditional brick/flint wall is South and West facing, rendered, unpainted, imposing and set well back from the road. It’s quite a rarified place. From morning til night it gets the most brilliant, beautiful, mercurial light, which casts extraordinary shadows. It has a large (presently wild) front garden with a private drive so there’s plenty of space to park. There’s a long hedgerow to the left as you enter and a large oak tree in the middle of the lawn, and a smaller hedgerow (fairly recently planted) to the right. Wykeham Lodge, now semi-detached, was built as an entertaining house circa 1840 and after about 30 years, it was split into two parts. It had lost many of its original features. Over the past 8 years it’s been lovingly restored (ongoing!) - there’s restored cornicing in each of the main Victorian rooms, ceiling roses, wooden doors and the house has double-glazed restoration hard-wood sash windows throughout. It’s set over 4 floors. The loft and the ‘bunker-basement’ (ground floor) are minimal and contemporary, built in concrete (as a nod to its former ‘basement ‘ incarnation) and ply, in dynamic juxtaposition to the “old house” - the bunker basement offers a snug, a wet room and a utility room, which would be ideal for preparing for shoots, make-up, costume etc.

The carefully curated furniture is wonderful and adds great character and class to the property. The host was extremely helpful and hospitable. This is a real hidden gem in the centre of Brighton. It a success all in all.

This was one of the best locations I’ve ever got, Sarah and Jordan were more than helpful even before making the booking. Would definitely recommend it if you are looking for a Victorian/gothic and most importantly a very nice hosts, 100% this is your place.

We had an incredible personal brand photoshoot at this gorgeous property this week. The interior is absolutely stunning and the light through the large windows gave us no end of options for shots in exactly the style we were looking for. The owner's attention to detail and how everything was styled made it our photographer's dream. Jordan and Sarah who own this beautiful property were on hand to answer questions from the moment that we booked and Jordan was incredibly generous during the photoshoot itself, providing us with refreshments and his time. Would 100% recommend!
