Please note that setup time is separate from your booked event time. If there is an event before yours, I may still be completing cleanup and turnover during the setup window. We’ve got you covered with 30 party chairs 🪑 and 4 long (6ft.) tables - free to use so you can keep the good times rolling! Just a heads-up, the chairs live outdoors and aren’t in perfect shape. If you’d like fancier, PREMIUM chairs for your event, we’ve got those too as an optional paid add-on. We understand the importance of flexibility when booking. Guest Count over 80 will be $300 an hour. If pool is being used and sunscreen policy is violated, please note that 2-hour pool closure will follow any sunscreen contamination, to complete the required chemical treatment and restore hygiene. Additionally, $100 add-on fee per sunscreen violation will be applied to cover chemical costs, labor and disruption. Please note: The property is equipped with security cameras. For instant bookings that extend past 10 PM and guest count is more than 30, please reach out beforehand to confirm approval, as it will depend on the type of event. Parking - Upon arrival, please message me. You may park 2 cars in the gated front yard, with ample street parking also available (street photos are provided in gallery). If you add the Premium Parking Add-ON, up to 4 vehicles can be accommodated in the front yard. For security reasons, the gate does not remain open at all times and must be opened upon request. If vehicles will be coming in and out during the event, street parking is recommended for convenience. The gate will be partially OPEN for guests walking in or out. P.S: The entrance area connecting the main house to the backyard, where the basketball hoop is located, is not included for guest use and should remain off-limits. Additionally, please note that one of the benches in the Talavera seating area is broken.

This property is so much more beautiful in person. We had a long commute from the South Bay, but it was well worth it to have our party at Amit’s. He is very accommodating, responsive, and easy to work with. The pool and jacuzzi are a must! The atmosphere gets even better when the lights come on at night. All of the guests were in awe at the place! Go see for yourself 😉 10/10 would book again! 😄

We rented this house for my daughter's 15th birthday and it was an absolutely wonderful experience from start to finish. The owner's communication was fantastic — quick to respond to every message, and when we asked last minute for a pink table cover to match the party theme, he had it sorted right away without any fuss. That kind of responsiveness made a stressful part of party planning so much easier. He was also great about accommodating a few add-ons we requested, always getting back to us promptly and making things happen quickly. Beyond that, he showed real trust in us, letting us organize and set up the space the way we needed for the party, which we really appreciated and made sure to treat his home with the same care and respect. The house itself was spotless, and the pool was clean and inviting, which was a huge hit with my daughter and all her friends. Everyone had a fantastic time, and so much of that was thanks to how well-kept and welcoming the property was. We're so grateful to have found this place for such a special celebration. Highly recommend this host to anyone looking for a clean, beautiful home and a truly responsive, trustworthy owner.

We had an amazing experience renting this property! The backyard is absolutely beautiful and was the highlight of our event. The host was very accommodating, respectful, and gave us our space. Whenever we had a question, he responded through the app almost immediately. We had multiple vendors on-site, including caterers and table/chair deliveries, and everything went smoothly. We followed all of the house rules and had no issues at all. Our guests couldn’t stop talking about how gorgeous the backyard was, and several even asked for the booking link. We would absolutely book this property again!
