**Please read all rules prior to filming** Looking for the perfect one-stop-shop for your creative endeavor? Welcome to 2 Birds 3 Stones, your new favorite location for filming and photography! This space includes: 1) Large navy living room/den with vintage wet bar and original woodwork. 2) Front living room 3) Wood cabinet kitchen and separate dining area 4) Pink guest bedroom (first floor) 5) 2 bathrooms (1 upstairs, 1 downstairs) for filming or cast/crew use 6) 2 kids rooms (1 green, 1 blue) both with vaulted ceilings 7) King-sized primary room with high vaulted ceilings and wooden bookshelf nook or office space 8) Backyard and driveway for filming or craft services 9) Vintage wooden staircase 10) Under the staircase washer/dryer laundry room Street access for easy load-in / out Street parking for < 3 vehicles. As someone who works in advertising, I've frequently been on the other side of the table entering someone's property and filming or shooting there. We understand how it works and promise to stay out of your way while you're working! That being said, this is also our family home and we have a few rules to make this a great partnership: ***RULES*** The house must be left in the condition you originally entered it in - if you move furniture around it needs to be placed back in its original position. Any damages incurred will be passed on to production. ALL furniture needs to be lifted, NOT dragged. All crew and talent must take off their shoes when walking on the carpet. We will provide you with booties to cover your shoes, talent can wear shoes on carpet while filming / shooting. Cover C-Stands with tennis balls NO smoking or vaping on the premises. NO PETS unless approved for production. Heavy body make-up is not permitted to be used indoors on furniture seeing as it stains them. You are required to clear the premises within 15 minutes of scheduled wrap time. We have hard in and hard out times please do not show up before your scheduled start time and we need to see taillights at your scheduled end time. We will give a 15 minute grace period. Production must carry out their own trash, any bags left behind will incur a fee of $100 per bag. We reserve all rights to take and share behind the scenes photo(s) of whatever shoot is happening on our property, for the promotion of our location - please let us know if not allowed! NO to the following: Pornography or Adult Filming/Photography of any kind NO open flames unless discussed with homeowner in advance COI required for filming: damages, liability and equipment NO loud music or disrupting the neighbors (Please stay off their front lawns when loading/unloading) We have a cat who will be put outside in our studio or in our home office away from filming. We have a dog who will be at dog daycare during your shoot. However you may want to bring Claritin if anyone on your team is allergic to cats or dogs! Thanks so much! This house is awesome and Leah is amazing! There are so many cool little nooks and fun areas to shoot. Everything was clean and ready for us, Leah and her husband were on site when we needed them but were never in our way. They were super flexible with our needs and everything went smoothly. Would absolutely recommend 10/10

Very spacious house with an external space for makeup to set up and plenty of room to set up crafty. The house is very beautiful and decorated perfectly. The host was very accommodating and super nice. We would love to book this space again!

Leah's home is stunning and photographs beautifully. She had many thoughtful details and resources in place that made filming a breeze. We had a very smooth and pleasant experience and would definitely return!

Leah and her husband were good and gracious hosts for our shoot! They were present but never in the way and fully understood what comes along with a production taking over your home for a day. Scheduling a scout wasn't difficult and they were amicable when we needed a little OT to get our shoot day done. Hope to be back here again sometime.
