Best for: photo shoots, film shoots, fashion/editorial, brand content, commercials, interviews, music videos, social content, product shoots, small production days, creative workshops and private dining or brand dinners by request. The booking includes access to the main warehouse loft, kitchen/dining area, balcony with canal views and private rooftop by arrangement. Additional private rooms can be used flexibly for hair/makeup, wardrobe, green room, client holding, production office or equipment storage. A major highlight of the property is the expansive private rooftop, overlooking Regent’s Canal with East London views. It can work well for outdoor shoots, rooftop scenes, stills, establishing shots, crew breakout space, dining setups, wellness sessions and small branded activations, subject to weather, safety and noise considerations. There is an informal short-stay loading area outside the building where a large vehicle can usually stop briefly for loading and unloading, provided access to the ground-floor showroom is not blocked. The property has strong natural light throughout. The main warehouse space has large industrial windows and roof lights. Three of the five private rooms have blackout blinds, making them useful for controlled lighting, HMU, wardrobe or production office use. The main space is not blacked out as standard, so productions requiring full light control should bring suitable coverings. The property is not fully soundproofed. There is no regular traffic noise, but occasional sound may be heard from people passing on the street or along the canal. Productions recording critical dialogue or clean audio should bring appropriate sound equipment or arrange a recce in advance to confirm suitability. The electrical supply is standard domestic power, suitable for light production use, charging, laptops, HMU, small fixtures and general household-level requirements. Larger lighting setups, high-draw equipment or significant power needs must be discussed in advance and may require an approved external power solution. Furniture, wall décor and decorative items can be moved to suit the shoot or setup, provided everything is handled carefully, not damaged and returned to its original position before the end of the booking.
