2026 Work from Anywhere Reality Index: Where Your Remote Paycheck Goes to Die

Remote work promised more freedom over where people live, but affordability still depends on the same everyday realities: rent, income, and local prices. A city may offer strong remote-capable wages, but that advantage can disappear quickly if housing and basic costs take up too much of a paycheck.
To identify where remote workers can actually afford to live, Giggster analyzed the 30 largest U.S. cities and their matched metro areas, comparing how typical remote-capable annual pay lines up with rent, purchasing power, and cost of living.
The report ranks cities through the Work from Anywhere Reality Index, a 0–100 score based on three factors: annual income spent on rent, remote pay after local prices, and cost of living compared with the U.S. average.

Detroit requires the fewest work hours to cover rent, with remote workers spending about 28 hours per month, or 335 hours per year, to pay rent, helped by a monthly rent of $1,350.

Texas cities stand out among the lowest rent-clock markets, with Austin, San Antonio, Fort Worth, and Dallas all ranking in the top 10 and requiring about 29 to 31 hours per month to cover rent.

Remote workers need about 66 hours per month, or 793 hours per year, to pay rent in New York, more than twice the monthly work time needed in Detroit. San Francisco, Boston, Los Angeles, and San Diego also require more than 50 hours per month.

Hidden Costs Remote Workers Still Can't Escape

Every day, non-housing costs still vary widely before rent is added. San Jose and San Francisco have the highest selected food, transportation, and health care costs, at about $2,060 and $2,050, while Detroit has the lowest at $1,690, a gap of roughly $370.

Remote-work backup costs are highest in major coastal markets. New York has the highest open workspace cost at $240, followed by Boston at $233 and San Francisco at $205, while San Antonio and Detroit are the lowest at $119.

Lifestyle extras can change the affordability picture. Fitness memberships cost $143 in San Jose, $136 in San Francisco, and $122 in New York, compared with $34 in Detroit and about $40–$41 in Columbus and San Antonio.

Rent Clock
A measure showing how many hours a remote-capable worker would need to work each month or year just to cover rent.
Hours to Pay Rent
The estimated number of work hours needed to cover rent. It is calculated using monthly or annual rent and estimated hourly remote-capable pay.
Remote Pay After Local Prices
Typical remote-capable annual pay adjusted for local price levels. It shows how far income may stretch after accounting for a city’s cost of living.
Purchasing Power
Another way to describe how much remote-capable pay is worth after local prices are considered. Higher purchasing power means income goes further.
Cost of Living vs. U.S. Average
A measure showing whether local prices are above or below the national average. “Above average” means prices are higher than the U.S. average, while “below average” means prices are lower.
Methodology
This report evaluates work-from-anywhere affordability across the 30 largest U.S. cities and their matched metro areas. The analysis compares how well typical remote-capable income lines up with rent, local purchasing power, and overall cost of living.
The 30 cities were selected using the U.S. Census Bureau 2025 city population data. Rent and lifestyle inputs are measured at the city level where available, while income and cost-of-living inputs are matched to the relevant metro area.

Typical Remote-Capable Annual Pay
This category estimates what full-time remote-capable workers may earn in each metro area.
Data was retrieved from the U.S. Bureau of Labor Statistics Occupational Employment and Wage Statistics using May 2025 wage data.
The income measure is a remote-capable occupation wage benchmark based on selected occupations with strong remote-work potential. These included software developers, computer systems analysts, data scientists, technical writers, management analysts, market research analysts, accountants and auditors, computer and information systems managers, bookkeeping/accounting/audit clerks, producers and directors, and related computer occupations.
This benchmark should not be read as the exact salary of every remote worker. It is a proxy for typical full-time pay in remote-capable occupations.
Rent Burden
This category measures how much of the typical remote-capable annual pay would go toward rent.
Rent data was retrieved from Zillow ZORI, All Homes, Smoothed, city-level rent data.
Annual rent was calculated as:
Annual Rent = Monthly Rent × 12
Rent burden was calculated as:
Rent Burden = Annual Rent ÷ Typical Remote-Capable Annual Pay × 100
Lower rent burden is more favorable because it means rent takes up a smaller share of income.
Purchasing Power
This category measures how far typical remote-capable pay stretches after local prices are taken into account.
Cost-of-living data was retrieved from the U.S. Bureau of Economic Analysis Regional Price Parities. Regional Price Parities use 100 as the U.S. average, where values above 100 indicate higher-than-average prices and values below 100 indicate lower-than-average prices.
Purchasing power was calculated as:
Remote Pay After Local Prices = Typical Remote-Capable Annual Pay ÷ (Cost of Living Index ÷ 100)
Higher purchasing power is more favorable because it means remote-capable pay goes further after local prices are considered.
Cost of Living
This category measures how each city’s local prices compare with the U.S. average.
Data was retrieved from the U.S. Bureau of Economic Analysis Regional Price Parities.
For reader-facing tables, the cost of living is shown as:
Cost of Living vs. U.S. Average = Cost of Living Index − 100
For example, a value of 10.4% above average means local prices are 10.4% higher than the U.S. average. A value of 4.3% below average means local prices are 4.3% lower than the U.S. average.
A lower cost of living is more favorable in the index.
Work from Anywhere Reality Index
The Work from Anywhere Reality Index is a composite score designed to compare where remote workers are most likely to find a stronger balance between income, rent, and local prices.
Each pillar was normalized to a 0–100 scale across the 30-city sample. Higher scores always indicate more favorable conditions for remote workers.
For rent burden and cost of living, lower raw values received higher scores:
Score = 100 × (Max Value − City Value) ÷ (Max Value − Min Value)
For purchasing power, higher raw values received higher scores:
Score = 100 × (City Value − Min Value) ÷ (Max Value − Min Value)

The score ranges from 0 to 100, where a higher score means a city performs better for remote-worker affordability relative to the other cities in the study.
Rent Clock
The Rent Clock converts rent burden into time by estimating how many work hours a remote-capable worker would need to cover rent.
The calculation uses Zillow monthly rent data and the BLS remote-capable annual pay benchmark.
Estimated hourly remote-capable pay was calculated as:
Estimated Hourly Pay = Typical Remote-Capable Annual Pay ÷ 2,080
Hours per month to pay rent were calculated as:
Hours per Month to Pay Rent = Monthly Rent ÷ Estimated Hourly Pay
Hours per year to pay rent were calculated as:
Hours per Year to Pay Rent = Annual Rent ÷ Estimated Hourly Pay
This metric is shown as a supporting reader-friendly measure and is not a separate index.
Price Reality Check
The Price Reality Check section adds practical cost context beyond the main index. These sources are used as supporting examples only and are not included in the Work from Anywhere Reality Index score.
Food, transportation, and health care costs were retrieved from the EPI Family Budget Calculator using 2025 data for one adult with no children. Only selected non-housing categories were used to avoid double-counting rent.
Workspace cost data was retrieved from CoworkingCafe and includes open workspace and meeting room costs.
Lifestyle price examples were retrieved from Numbeo and include coffee, internet, and fitness membership prices.
These figures are meant to show extra costs remote workers may still face, not to change the main ranking.
Ranking Convention
Rankings are category-specific. A city may rank highly in the overall Work from Anywhere Reality Index but rank differently in the Rent Clock, purchasing power, or Price Reality Check sections.
For the main index, rankings are based on the Work-from-Anywhere Affordability Score. For the Rent Clock, rankings are based on hours per month to pay rent. For purchasing power, rankings are based on Remote Pay After Local Prices.
Displayed values are rounded for readability. Typical Remote-Capable Annual Pay and Remote Pay After Local Prices are shown in K format, monthly rent is rounded to the nearest $10, and index scores are rounded for display. Underlying calculations used unrounded values.

The remote-capable income measure is a wage benchmark based on selected remote-capable occupations, not a true salary estimate for every remote worker.
Rent and lifestyle inputs are city-level, where available, while income and cost-of-living inputs are matched to metro areas. Costs may vary by neighborhood, household type, lease terms, employer, job title, and personal spending habits.
The Work from Anywhere Reality Index is a comparative affordability score, not a full household budget or take-home pay estimate. It does not account for taxes, debt, savings, benefits, childcare, household size, or individual lifestyle choices.
