7,500 sq.-foot DTLA eclectic versatile space
7,500 sq.-foot space with lots of character and versatility - bohemian/elegant/rustic/industrial. The main area features a bar, wooden dance floor, stage, four chandeliers, two massive antique mirrors, sound and lighting systems, and a piano area. There is also a backstage / lounge area with a pool table and a separate rustic-looking restaurant area.
Ample metered street parking (free after 6:00 p.m.)

Main street-level access; roll-up door at the back entrance (through the alley) for loading.

The rates published on Giggster are solely for photoshoot/music video/film production. Due to COVID-19, we are very selective as far as booking events. Please inquire about our rates for events.
We $10 per hour to run the A/C/heater.
We open the doors at the start time you requested.
Depending on our schedule, we may be able to grant you a 15-minute head start OR a 15-minute grace period to load out. Any additional overtime will be charged the hourly rate in half-hour increments.
Some of the art work at the venue can be used for production only with a release. Please ask before you use them for your shoot.
Please do not remove books from the library shelves.
The floor is polished and lacquered and can be damaged and scratched easily. Please ask us to help with moving furniture or props. We ask that you not drag the furniture or props across the floor.
Please return all furniture and props to their original place.
It's best if you take before photos to remember where to return items.
We will charge $50 to return items not returned to their original place, if multiple items are not returned.
Please do not use tape that could damage the floor or the paint on the walls.
Please ask for permission to drill or nail anything into the walls.
Please ask before you plug into any electrical outlet, especially if your device may draw more than 10 Amps or 1200 Watts.
Please make sure to return all props and other items you borrowed from the staff. Please confirm with staff that you have returned the items.
There will be a restocking fee for some items you borrow.
Please leave the venue as clean as you found it. We will charge for cleanup required beyond simple detailing and trash removal.
We do not allow smoking or the use of any drugs inside the venue (unless used for props).
We do not allow the consumption of alcohol during film or music video production.
The number of people in your booking request should include all persons who will be physically present at the venue - crew, cast, guests etc.
DTLA FASHION DISTRICT, ROOFTOP, WHITE SETTING
Our rooftop has been recently renovated and provides a clear and clean backdrop and surrounding ideal for any photoshoot or videoshoot. The floor, and the rooftop itself has been painted white to provide ideal lighting on any given day. There is a view of the DTLA skyline as well as various elements that have been preserved to provide an industrial look. The location is in the middle of DTLA's Fashion district just a few blocks away from the infamous Santee Alley, which gives you options to which you can explore the heart and soul of one of Los Angeles' most busiest areas.
The given regular available times are (Monday-Friday 8AM-6PM) .

- If any of the crew members or talent fails to follow these rules, the will be subject to a fine, to be determined, and will be removed by the staff immediately.
- Rules will be enforced regardless of prior knowledge.
- All necessary permits are the Renter's responsibility.
New York style warehouse loft with Central A/C
This beautiful New York style warehouse loft is located in the fashion district, close to the 10 freeway. 10,000 sqft of shooting space! RoseWolff Studio is the ideal location for commercials, workout videos, yoga classes, seminars, magazines, headshots music videos and much more!
It offers one concrete side with gorgeous cemented beams and one wood side with hardwood floors and beams. Windows wrap around the entire building, letting in natural light throughout the entire day. The space has three points of entry, one of which is a freight elevator. It has 2 bathrooms, a make up room and a private roof access with breathtaking views of the Los Angeles skyline (extra fee applies). There is central A/C in the entire building and each room has 3 different circuits of 30 amps each.

Hipster Business Downtown
Our large creative office/studio space is a perfect location for all sorts of hip young businesses. Catering, shop, yoga studio, motorcycle repair etc.... you can make a lot of things work here. It is a stand alone building with its own parking lot centrally located between Downtown LA and the Arts District.
One consideration- Our building is on a street thats pretty "real" downtown. Once inside its a sanctuary but the street is a little rough. We are away from skid row and our street is heavily policed but if that sort of thing puts you off you may want to see other options.
The interior has plenty of open space with 1500 sqft of polished concrete flooring and rustic wooden accents. The working office has abundance of natural light shining through skylights and side windows. The front room has a long wooden dining table that has set the mood for fun intimate dinner parties for 20-25 guests. The kitchen is perfect for catering events and is connected to a spacious garage that provides easy access for loading and unloading.
The exterior of the building has been painted by famous street artist Ben "Eine" which adds some color to the otherwise quiet and bland industrial street.
Amenities include business speed wifi, kitchen, lounge, parking, 2 restrooms and an outdoor space with a large Mexican style oil drum barbecue. The conference room table seats 24 people and the bars tap serves ice cold beer on top. Roof access also possible with unhindered view of downtown for photo shoots for an additional fee. We can also offer full production services.
Warehouse Loft with Stunning Windows and Detail
Through a private alley entrance, you enter the west-wing of an early 20th-century manufacturing building. You will find yourself in a large open loft - which we recently architecturally restored. It took 2 years of careful renovation. Our mission was, on one hand, adding contemporary functionality, but on the other protecting its charm and patina. It features 3300 sqft of polished concrete, a custom built kitchen with a 12 foot long artisanal terrazzo countertop, artist-designed furniture, 2 beautiful bathrooms, 1 meeting room, a black box studio and screening room, a 14 feet high shower, and lots of plants.
On the equipment side we can provide: projectors, sound systems, screens, up to 200 chairs, a dimmable tracklight system, fans, high speed Wifi / internet and a fully soundproof green screen studio. We have up to 30 parking spots available for our guests to rent from the parking company that manages our lot.
The loft functions as an art, event, presentation, meeting and project space. Using our open kitchen is also really fun. It's a highly versatile space: take advantage of our modular furniture or have it empty and use it as a clean slate with character. We are open to ideas and are here to support.
