Please know that we are taking EXTRA sanitary precautions at the loft to ensure you and your guests can relax and enjoy your booking with us. We use all CDC approved cleaning agents before and after every booking, and spray, wipe all surfaces, handles, doorknobs, etc. The home is also professionally cleaned. Masks, gloves, Clorox wipes and sanitizer is provided. 13x13 popup tent available for outdoors for social distancing. There are two separate outdoor spaces.

2,500-square foot designer home with touches of mid-century modern, bohemian, and Swedish, Scandinavian, décor. The home newly renovated and impeccably furnished. The spacious living room, dining room and white open chef’s kitchen with Bosch appliances, all have amazing natural light in the open-concept layout.
Large zen-inspired master bedroom has a king-size bed and sofa with coffee table, and opens to a courtyard lounge. Guest bedroom has a queen-size bed and gorgeous natural light, and opens to the expansive back deck with beautiful tropical landscaping. The office is perfect for holding talent, hair/make-up/wardrobe, and storing equipment, and includes a rolling rack, seamless and a commercial steamer. Guest bathroom has a soaking tub and marble counter top with double sinks. The master bathroom an open floor plan with slate floors and walk-in shower.
7,500 square-foot lot is landscaped with drought tolerant plants in the front and tropical plants in the back.
The garage is a "PROP CLOSET" additional staging options, kitchen supplies, kitchen appliances, décor and furniture at no additional cost. The home is production friendly with many amenities to make your shoot as fluid as possible.
All the artwork has been made by the me, so ALL OF THE ARTWORK IS CLEARED.

This a large industrial apartment in the South Bronx near Yankee Stadium. There are copper accents throughout the space with a large and long galley chef's kitchen. The living room and dining room are decorated in mid-century decor and get an enormous amount of natural light.
The bedroom has a queen-sized bed where a soft and feminine vibe is juxtaposition to the brick and "colder"metal accents in the room.
The building's lobby is still in its original 1928 glamour with ordinate ceiling tiles and gold accents as well as a golden freight elevator.

You will have access to all standing sets with in your rental time. Between our standing film sets and keen knowledge of "cheating" camera angles, we can help you come up with a vast array of versatile locations allowing you to possibly film your project in one location.

Although we have made efforts to reduce the outside noise level, our studio is not 100% soundproofed. Our clients have been very satisfied with the sound quality of the studio.

We’ve made it easy to shoot commercials, films, tv shows, pilots, music videos, shorts, and VR work on our stage! Our LightCube is a curved cyclorama, pre-rigged with a fabulous 28'x28' Top Light LiteGear LED panels with DMX control, and diffused with The Rag Place Magic Cloth.
The LightCube is flip-of-the-switch fantastic, and definitely not your average pre-lit-cyc! Light panels can be turned on all at once for one solid continuous light source, or individually controlled for custom looks. Typically our clients will run the lights at only 30% power. However, if you crank them up to 100% you are ready to shoot high-speed photography! Color is also DMX controlled and allows you to slide the color between daylight and tungsten. This is a $100,000.00 rig, that will save you thousands in time and labor trying to achieve the same look!
On the other side is our black box stage, complete with lighting grid. Having both the LightCube and BlackBox side by side allows for easy access to a diverse range of looks and setups.

A Full Day is considered 1-12 hours, anything over 12 hours is considered overtime. Overtime is 1.5x/hour + $20/hr Site Rep OT Fee.
CERTIFICATE OF INSURANCE:
You will be asked to provide a Certificate of Insurance that adds us as additionally insured. This is to cover any damage to the property or to rented equipment. The Producer is responsible for all Workman's Compensation and Production Insurance.

For multiple day shoots that are contiguous, tear-down + cleaning NOT required UNTIL the end of final day. (Can leave setups overnight as long as pushed into corners to avoid accidents).
KITCHEN & APPLIANCES
Includes use of the kitchen and all kitchen items for staging (or cooking for that matter). Assuming you clean up afterwards.

Includes use of electricity. House is on solar panels so extra green!
One 40 amp outlet in kitchen.
Generator outdoors also OK.
Many of the rooms have dimmer switches for extra lighting control.

We are one of the few true daylight studios in Los Angeles.
200 per hour with a 2 hour minimum.
1500 for a 10 hour day. All In.
Overtime. 300 per hour
Please make sure to contact FILMLA to inquire about any necessary permits your production may require. Commercial Film or Photo Shoots require a permit. Non commercial personal shoots, classes, script readings, or workshops do not require a permit but does require insurance. Permits are also necessary if you are planning on shooting any exteriors/rooftop/alley or backlot.
Since we have multiple stages please make sure that if you are rolling sound to book at least a week ahead of time to make sure we can coordinate with with any music videos that may be also trying to book on the same day inside the building. We always want to make sure you have no interruptions or sound issues when booking here.
We have two entrances, both require on flight of steps. PLEASE inform all your crew about this on your call sheet. We hate explaining we have no elevator to productions when they arrive. It is your responsibility to let everyone in the production know this as it is a very important piece of information that everyone should be aware of especially if you have large art department or grip that needs to load in.
Please make sure to have any and all necessary insurance for you production. Insurance Cert will be made out to H.Q. Avalon Studios. We must receive a copy of insurance cert before production begins.
Our regular hours are 6am to Midnight. Any production that exceeds 12AM will bump up to 300 an hour per hour after midnight.
Rooftop have a 20 person plus 350 pounds of gear maximum. It is a 1950's building we are in so the rooftop is made of WOOD not Concrete so for the safety of the crew please make sure to note this ahead of time before booking. Running, Jumping, Stunts prohibited.
8 cars and one truck guaranteed in the lot. Plenty of on street parking surrounding the building. Let all production be aware of this.
There is a a large lot next to us that can be rented if needed for large trucks and rv's. Inquire for pricing.

Office Conference Room with Two-way Mirror
Located in the Sherman Oaks Galleria, this office space can be used in a variety of ways. Primarily a Market Research Facility, this office space has been used for films such as Bruno, and been featured in various TV pilots, shows and commercials.
Each room can be configured to your needs. We have tables and chairs, but we can clear out the rooms to put in your own furniture and equipment. Each room has a lounge and an observation room.
Prices can be negotiable, depending on your needs. Prices listed are for one room, but we will work with you on pricing, should you choose to rent additional rooms, especially if this is a multiple day rental.
We have a small room that can also be used as a make-up room and a cafe room that can be rented out.
We also have a production representative, with experience in the entertainment business onsite, who understands production needs and will help in whatever you might need.

Hi Everyone, We are now open for smallish shoots. We are going to keep it to 10 or fewer. If you have a bigger shoot we would need to discuss how to keep it safe and make it happen. Everyone involved with your shoot will have to sign a covid-19 liability waver when they arrive.
Moon Huts are a photo and video location near Downtown Los Angeles, at the end of the 710 Freeway and Cal State LA. The Huts are a readymade and unique property for anyone needing a grunge, dystopian, urban feel. We have no cove, but we do have round walls and a look like no other space in LA.
We can also accommodate meetings, rehearsals, set construction, and other events and productions. We have onsite parking and industrial roll up doors with loading docks.
The Moon Huts are three WWII era Quonset huts plus studios. Our steel 1947 buildings originally housed military personnel, and have a led a colorful life since then—including as an iron works, a Harley Davidson biker club, a murder and crime cleanup service, and an “herbal” grow house. We are now all cleaned up and ready to serve your needs!
The space is a total of 4000 square feet—each hut is 1000 square feet. Hut #1 is a cool living/office space. Hut #2 has an interior structure inside that can accommodate lights. Hut #3 is clean and smooth, like the inside of a whale.
